Research by Lao Dong reporters shows that many social housing projects in Hanoi have just announced their eligibility to sell rental apartments after 5 years, in the context of high apartment prices.
Typical examples are Phu Lam social housing area (Ha Dong district), CT2A high-rise apartment complex (in Thach Ban residential area, Long Bien district).
The Hanoi Department of Construction recently informed that the Phu Lam social housing project is being built at the Phu Lam clean industrial site (Phu Lam ward, Ha Dong district).
The investor is Hai Phat Investment Joint Stock Company. The project consists of 5 high-rise buildings, each with 18 floors and 1 basement. In which, the first floor is for building commercial services, community activities, the second-18 floor is for building apartments.
In the first phase, there will be 408 apartments for rent with an area of 48-69 m2. The announced selling price (excluding 5% value added tax and 2% maintenance fee) is more than 13.6 million VND/m2.
The time to receive applications for purchasing social housing projects is from now until March 10, 2025.
The subjects of the application are customers renting social housing at the Phu Lam social housing project with a 5-year lease term in accordance with current law.

Next is the CT2A high-rise apartment project in Thach Ban Residential Area (Long Bien District) invested by the Ministry of National Defense Housing and Urban Development Investment Corporation with a total of 414 apartments.
The Hanoi Department of Construction said that the project has been allowed to receive applications for social housing after 5 years of lease.
Notably, the number of social housing units opened for sale (after 5 years of rental) this time is 82 apartments with an area of 69.03 - 69.94 m2 with a provisional selling price (including 5% VAT, excluding maintenance costs of 2%) of 12.3 million VND/m2.
Referring to this content, Mr. Mac Dinh Minh - Deputy Director of the Hanoi Department of Construction - added that in the first months of 2025, a number of new social housing projects will be started in Hanoi.
Notably, some groups of social housing projects are still stuck, the unit has promptly resolved them, and it is expected that in the first quarter of 2025, 3-5 projects will start construction, meeting the housing needs of the people of the capital.
According to the Project "Investing in the construction of at least 1 million social housing units for low-income people and industrial park workers in the period of 2021 - 2030", Hanoi City is assigned a target of 56,200 apartments.
In the 2021-2025 period, Hanoi strives to complete 18,700 units, in the 2026-2030 period, it will be 37,500 units.
