Apartment prices increase sharply, apartments under 60 million VND/m2 disappear
Housing supply has increased sharply, but the structure is still unbalanced, the market is lacking apartments under 60 million VND/m2.

Assessing the real estate market situation in the second quarter of 2025, Mr. Le Dinh Chung - member of the VARS Real Estate Market Research Working Group, General Director of SGO Homes - said that housing supply in the second quarter increased sharply with more than 36,000 new products, more than 2.5 times higher than the previous quarter and increased by 90% over the same period in 2024. In the first 6 months of the year, the total supply of residential real estate reached about 64,000 products, equal to about 80% of the whole year of 2024.
The supply of newly opened apartments in the first half of the year doubled compared to the same period in 2024. However, the supply structure did not fluctuate much. Projects with prices above VND80 million/m2 increased sharply, causing the proportion of high-end and luxury industrial parks to account for 62% of total supply, an increase of 5 percentage points over the same period in 2024, equivalent to an increase of more than 10,000 products. In particular, the proportion of luxury commercial vehicles increased by 16 percentage points compared to the same period last year.
Notably, the market mainly opens for sale high-end and luxury apartments, with almost no commercial apartments under VND60 million/m2 in large cities such as Hanoi, Da Nang, Ho Chi Minh City - places with the highest demand. See more...
Speed up the progress of the Ca Ty River Apartment project worth 800 billion VND for resettlement
On July 19, information from the Lam Dong Province Civil and Industrial Construction Investment Project Management Board (investor) said that the Ca Ty River Apartment project has completed 41 bidding packages through bidding, currently there are only 2 equipment packages that have not been implemented.
Recorded at the construction site, many machines and workers are constructing items. The project is expected to be completed in the second half of 2025 or in 2026.
As of the end of June 2025, the project has disbursed more than VND 237 billion, expected to disburse 100% of the 2025 capital plan by the end of December.

The Provincial People's Committee requested to urgently complete the Compensation, Support and Resettlement Council of the project; the investor should urge the contractor to speed up the progress, ensuring the completion of the contract on schedule or earlier.
The Ca Ty River Apartment Project has a total investment of nearly 800 billion VND from the local budget, implemented in 3 years from 2023.

The selling price of apartments in many suburban areas of Hanoi is at a high level. According to Lao Dong, in some suburban areas of Hanoi, the selling price of many apartments in July 2025 has reached more than 60 million VND/m2.
In Hoai Duc commune (formerly Di Trach commune, old Hoai Duc district), an apartment in The Wisteria project with an area of 73m2 is being offered for sale at 4.75 billion VND, equivalent to 65.07 million VND/m2.
In Son Dong commune (formerly Van Canh commune), a 95m2 apartment is being offered for sale at 6.05 billion VND, or more than 63 million VND/m2. Meanwhile, in An Khanh commune, an apartment belonging to the Thang Long Capital project, 97m2 wide, is being offered for 4.9 billion VND.

The old Long Bien district also recorded high selling prices. In Bo De ward (formerly Ngoc Thuy ward), a 3-bedroom apartment, area 101m2, is being offered for sale at 6.15 billion VND, or more than 60 million VND/m2.
