Or a 70m2 apartment in Ha Dong district (Hanoi) priced at 3.5 billion VND is being sold at a loss of 200 million VND.

Another apartment in Hoang Mai district, Hanoi) is also being sold at a loss of 300 million VND. This apartment has 3 bedrooms, 154 square meters, and is priced at 5 billion VND, equivalent to 32.47 million VND/square meter. Because it needs to be sold quickly, the owner is willing to further reduce the price for customers.

Talking to Lao Dong, Ms. Nguyen Thi Han (36 years old, Nam Tu Liem district) informed that because she wanted to buy an apartment, she researched and contacted a broker to post an advertisement to sell the apartment at a loss, reducing the price compared to the general level by about 200 - 400 million VND.

"While prices are rising, I am surprised to see that many apartments in Hanoi are being sold at a loss of hundreds of millions of VND per unit. However, when buying these apartments, people should carefully research the prices in the surrounding area to avoid scams," said Ms. Han.

Referring to this content, Ms. Nguyen Hoai An - Senior Director of CBRE Hanoi branch - said that apartment prices in Hanoi have recorded very strong growth and have increased continuously since the fourth quarter of 2023 until now, including both primary and secondary markets.

According to Ms. Nguyen Hoai An, over the past 10 years, apartment prices in Hanoi have increased by an average of 5% per year. Even in the period 2009-2019, apartment prices fluctuated little, there were periods of price reduction and an average increase of only 2% per year. From 2022 until now, apartment prices in Hanoi have just begun to increase rapidly.

Faced with the phenomenon of selling apartments at a loss, many real estate experts commented that the price of the apartment segment is constantly increasing, the tricks of brokers and sellers quickly approach customers who need to buy a house. In case there is no apartment that the customer wants, the broker will switch to introducing other apartments in the transfer basket.

Experts also predict that in the coming time, the housing market will gradually stabilize again, but apartment prices will hardly decrease sharply while prices will remain high. The reason is that land for project development in the center of the capital is increasingly scarce, while the cost of land use, construction materials, and labor is increasing.
