Dak Lak has land fever near industrial park of over 300 hectares

Dak Lak - Phu Xuan Industrial Park, with a scale of 313.03 hectares, is preparing to start construction, causing real estate traders to rush to push up land prices in the surrounding area.

In recent days, many real estate investors have flocked to Ea D'rong commune (Cu M'gar district, Dak Lak) to trade land.

This area is experiencing a land fever as Phu Xuan Industrial Park with a scale of 313.03 hectares is preparing to start construction.

A resident in Doan Ket village (Ea D'rong commune) said that his family has land next to the industrial park that is about to start construction. In recent days, many people have expressed their intention to buy land at high prices.

Land prices in this area have suddenly nearly doubled compared to the market, with some plots of land being advertised for sale at 200 million VND/tes per hectare.

According to research, the above prices are mainly due to "land brokers" pushing up prices. They rely on the fact that Ea D'rong commune is about to build an industrial park, so they are willing to shout.

It is known that during this land fever, local people have almost no land to sell. Because they have sold almost all of them since the land fever in 2020 - 2021.

Now, investors mainly take advantage of building industrial parks to buy and sell for profit.

Mr. Nguyen Tien Truong, Chairman of Ea D'rong Commune People's Committee, said that since January 1, many people from other localities have come to buy land, creating a land fever.

This land fever is related to the work of starting construction and constructing infrastructure of Phu Xuan Industrial Park.

Because the real estate world has stirred up the market in 4 hamlets around the industrial park, mainly in Yang and Yang B hamlets.

Faced with this situation, the locality has strengthened management and control of real estate price fluctuations in the area.

The People's Committee of Ea D'rong commune assigned land officials - construction to monitor and supervise the real estate market situation in the area to prevent the spread of rumors and speculation to inflate real estate prices for profit.

At the same time, the People's Committee of the commune also directed the review, inspection and monitoring of land use of households changing land use purposes from agricultural land to non-agricultural land (residential land) in the commune.

If there are acts of dividing plots, selling plots or other violations, report to the People's Committee of the commune for handling according to regulations.

The project to invest in the construction and business of infrastructure of Phu Xuan Industrial Park is about to start construction on March 11, in Ea D'rong commune (Cu M'gar district, Dak Lak). The project has a scale of 313.03 hectares and is invested by DPV Dak Lak Joint Stock Company.
