Binh Duong land prices increase, investors rush to spend money

According to a survey by the website Batdongsan, the successful selling and trading prices in the Binh Duong land market recorded a slight price increase in early 2025. In the Di An land market, land in the Dong Binh Duong urban area project increased from 10-12 million VND/m2 to 11 - 13 million VND/m2.

In Binh Nguyen urban area (Di An), Thong Nhat frontage plots of land, easily connecting Ring Road 3 and Hanoi Highway, have been offered for sale at 65 - 68 million VND/m2 to 66.5 - 70 million VND/m2. The plots of land opposite the N1 apartment building right at the project gate have also increased in price from 47 - 50 million VND/m2 to 48 - 51 million VND/m2. The plots of land with unsightly locations have increased slightly from 38 - 40 million VND/m2 to 38.5 - 41 million VND/m2. If at the end of last year, prices were flat and there were a few lots with lower selling prices than the market price, then at present, this phenomenon is no longer there.

In addition, land in Icon Central residential area, after nearly a year of maintaining the old price, has also recorded a new price at this time. For example, plots of land opposite parks, schools, and 13-storey roads in front of land have increased in price from 44 - 46 million VND/m2 to 45.5 - 47 million VND/m2. However, the lots located on a small road are still being offered for sale at 40 - 42 million VND/m2.

In the Ben Cat land market, beautiful locations of the Richland Residence land project, located on the frontage of Hoa Loi Street, have increased from 24 - 27 million VND/m2 to 26 - 29 million VND/m2. For small lots, located inside, the price has increased from 16 - 18 million VND/m2 to 17 - 19 million VND/m2.

Land in Golden Center City urban area, the current asking price is 14 - 16 million VND/m2 instead of the price of 12 - 15 million VND/m2 at the end of last year. For better locations, the selling price has increased from 16 - 17 million VND/m2 to 18-19 million VND/m2. My Phuoc land is being offered for 15 - 18 million VND/m2, replacing the old price of 13 - 16 million VND/m2.

At the end of last year, although the selling price was flat, it was this stability that made Binh Duong land still attract investors. Purchasing power at the end of 2024 increased significantly, about 30% compared to the beginning of 2024. At present, prices have increased slightly and the number of investors looking for the market has also increased.

Mr. Duc Tien, Di An land broker (Binh Duong) said that the reason why Binh Duong land continues to attract investors is because real estate prices in Ho Chi Minh City are still high and the increase shows no signs of stopping. Newly launched projects in Thu Duc City are still at over a hundred million VND/m2, even projects in Thu Thiem area are up to over 200 million VND.

Therefore, Binh Duong land is still an attractive investment area. The slight increase in Binh Duong land prices, not too strong fluctuations, makes investors feel secure. Investors who have bought before are happy because they make a profit, investors who have just stepped in will not feel any doubt about this gentle, stable increase.

Mr. Dinh Minh Tuan, Director of the Batdongsan website in the Southern region, said that after the ban on dividing and selling plots according to the new law, market demand in the land segment has shown signs of heating up. Looking at the long term, land prices are still increasing, depending on the area and the demand for this segment is still present.

However, according to Mr. Tuan, land investors need to consider carefully when investing in a plot of land in an area in the transition phase according to the Law on Real Estate Business or the Law on Housing, especially in areas where subdivision and sale of land is prohibited. Buyers need to ensure that the investment land plot has a certificate. In addition, investors need to choose areas with infrastructure, regular GDP growth, and more attraction to residents and foreign investors.
