The 23 plots of land auctioned today are located in Man Ca, Man Cong, Ma Man Trong areas, Van Quan village, Do Dong commune, with symbols from 140 to 162, and areas from 93.31 m2 to 117 m2.
The starting price of 23 plots of land is 5 million VND/m2; the deposit corresponding to the starting price of each plot of land ranges from about 466 million VND to more than 585 million VND, depending on the area of each plot of land.
The auction took place at the Thanh Oai District People's Committee Hall. Regarding the auction format, the land plots will be auctioned by direct voting in multiple rounds at the auction and at least through 6 mandatory auction rounds, with a price step of 5 million VND.
The auction attracted 97 customers with 413 applications. Compared to the previous auction on November 16, which had more than 400 applications from 111 participants, today's auction recorded fewer participants. Accordingly, recent auctions in Hanoi have all recorded a decrease in temperature compared to the land auction fever in early August.
However, according to records, most of the participants in today's auction are still land brokers and real estate agents. These people are willing to sell the land lots at high prices right after the auction ends.
At the auction on November 16, the two lots with the highest price reached 90.3 million VND/m2, the lowest lot was 45.3 million VND/m2. Accordingly, lot number 106 with an area of 113.88m2 had a winning price of 90.3 million VND/m2 - equivalent to more than 10.28 billion VND, 17 times higher than the starting price. Lot number 100 with an area of 129.36m2 had a winning price of 90.3 million VND/m2 - equivalent to more than 11.6 billion VND/lot.
Many real estate brokers commented that the price level of land lots in this auction is high. Accordingly, the land price here for lots with good locations can reach over 40 million VND/m2. However, the current level of 40 - 90 million VND/m2 is still higher than the market price. Accordingly, the possibility of deposit cancellation will recur in case buyers have difficulty in paying.
In early August, Thanh Oai district organized an auction of 68 land lots, attracting about 1,500 participants with over 4,000 applications. The winning prices for these lots ranged from 63-80 million VND per square meter, with the highest lot even reaching 100 million VND per square meter. This price was 5-6 times higher than the starting price.
However, about 80% of the auction winners here have abandoned their deposits. Of these, all the plots with winning prices ranging from 80 million VND to over 100 million VND per square meter have not paid.
