BIC Vietnam Joint Stock Company has just announced public information about the Thuong Thanh social housing project (commercial name Rice City Long Chau).
This project is invested by a joint venture of Him Lam Capital Joint Stock Company and BIC Vietnam Joint Stock Company. This social housing area is located in Thuong Thanh ward, Long Bien district, Hanoi with a scale of 1,980 apartments. CT1 Building will start construction at the end of 2024, CT2 and CT3 buildings will start construction on June 2. The entire project can be completed in the fourth quarter of 2027.
The investor said that the project will provide a total of 1,699 social housing apartments for sale, 245 apartments for rent and 36 apartments for on-site resettlement. The average selling price is currently estimated at around 26 - 27 million VND/m2, the highest price ever for a new social housing project in Hanoi.
Previously, the highest price ever recorded was about 25 million VND/m2 at the UDIC Ha Dinh project (Tan Trieu commune, Thanh Tri district) and 19.5 million VND/m2 at the NHS Trung Van project (Trung Van ward, Nam Tu Liem district).
With a unit price of VND27 million/m2, the smallest apartment in the Rice City Long Chau project (32m2) is priced at about VND864 million, while the largest apartment (77m2) is estimated at about VND2.08 billion.
The investor said that it will continue to accept applications to buy houses in the project until June 16. Time to receive documents at the end of the second quarter or the beginning of the third quarter of 2025. The expected time to sign the apartment sale and purchase contract is in the third and fourth quarters of 2025; the apartment handover time is III/2027.
Previously, the Ministry of Construction announced the progress of social housing projects in Hanoi in 2025.
Accordingly, the project to build a social housing area for officers and soldiers of the Ministry of Public Security in Co Nhue 2 ward, Bac Tu Liem district with a scale of 1,340 units was completed in the first quarter of 2025.
The Kim Hoa Urban Housing Project (the social housing part in land plots CT1,CT2, CT3, CT4) in Me Linh district, Hanoi, invested by Than Ha Trading and Construction Company, with a scale of 720 apartments (4 buildings with 9 floors above ground, 1 basement), has completed the rough construction, and can be completely completed in 2025.
The Thuong Thanh social housing project and the connection of technical infrastructure in the area at a scale of 1/500 in Thuong Thanh Ward, Long Bien District, invested by Him Lam Capital Joint Stock Company and BIC Vietnam Joint Stock Company, with a scale of 1980 units, is constructing 1 building, and can complete 600 units in 2025.
The Housing Project in Uy No Commune, Dong Anh District, Hanoi (the social housing part) invested by Corporation 319 - Ministry of National Defense, with a scale of 952 units, is under construction of the body, and can complete 466 units in 2025.
The Thanh Lam and Dai Thinh 2 new urban area projects (the social housing part in the CT-05, CT-06, CT07) with a total scale of 500 apartments (no basement), are under construction and can be completed in 2025.
The social housing construction investment project at CT3, CT4 plots of land in Kim Chung new urban area in Dong Anh district, Hanoi, invested by the Joint Venture of Viglacera Corporation and Hanoi Housing Investment and Development Corporation, with a scale of 1,104 apartments (3 blocks of 12 floors, no basement), can be completed in 2025.
The social housing project at plot NO1 of Ha Dinh New Urban Area in Tan Trieu Commune, Thanh Tri District, with a scale of 440 apartments, is under construction of a tunnel, and is unlikely to be completed in 2025.
With the current implementation progress, Hanoi plans to complete 6 social housing projects in 2025, providing 4,730 units out of a total of 4,670 units assigned by the Prime Minister, exceeding the set target.
