On December 2, the Department of Agriculture and Environment of Ho Chi Minh City said that according to the content of the draft submission on the construction of the first land price list, expected to be applied from January 1, 2026, the highest residential land price in the Ba Ria - Vung Tau area (formerly) belongs to the route in Vung Tau ward.
That is Thuy Van Street running along Bai Sau area, with an expected land price of 149.48 million VND/m2. This price is increased by more than 1.9 times compared to the current residential land price of 78 million VND/m2.
Following closely are Ha Long route (Baia Dua, Bai Truoc area) and Quang Trung route (Baia Truoc area), along with the expected price of 146.31 million VND/m2; an increase of nearly 2.5 times compared to the current price of 58.5 million VND/m2.
Some other routes with expected high land prices include: Hai Dang from over 25.2 to 52 million VND/m2; routes near Bai Sau area such as Phan Van Tri, Pho Duc Chinh; or main routes such as Ba Cu, Vo Thi Sau...
According to the Department of Agriculture and Environment, the draft land price on many routes is still kept at about 40% lower than the survey price of the consulting unit. For example, on Thuy Van Street, the expected price is 149.48 million VND/m2 while the survey price is 249.6 million VND/m2; or Quang Trung has an expected price of 146.31 million VND/m2 while the survey price is 243.85 million VND/m2...
As for land for production, business and trade services, the new price list will be adjusted in the direction of investment encouragement, especially with the tourism strength of the Ba Ria - Vung Tau area.
