According to Lao Dong reporter's investigation, recently, many apartments in CT2 building - Xuan La resettlement project (Tay Ho district) are being continuously advertised by real estate brokers inviting buyers.
For example, an apartment with an area of about 70 square meters, designed with 2 bedrooms and 2 bathrooms, is being offered for more than 4.3 billion VND.
Or an apartment in the Xuan La resettlement area, 110 square meters wide, is being offered for sale at a price of 6.1 billion VND, equivalent to 55.4 million VND/square meter, including transfer fees.
The apartment in the Xuan La resettlement area, measuring 99.5 square meters, is also being advertised for sale by the owner for 6.3 billion VND, equivalent to more than 63 million VND/square meter.
According to the broker named Nguyen Dinh (name changed), CT2 Xuan La building is ready for residents to move in. Currently, some households have been arranged resettlement houses here because they do not need to use them, so they are reselling them at prices ranging from 50-60 million VND/m2, depending on the area.

"Resettlement apartments of 50-100m2 here are being offered for sale at 3-6 billion VND/apartment. However, the resettlement apartments in CT2 building have not been granted pink books, the sale is done under authorization" - Mr. Nguyen Dang said.
According to Lao Dong reporters, CT2 building in Xuan La resettlement area is about 11 stories high and has 110 apartments. The project started construction in the second quarter of 2012 and was completed in 2020. After nearly 5 years of completion, the project has not yet been put into use.
Due to the continuous scarcity of affordable apartment projects, many people have recently been very interested in the old apartment and resettlement housing segment in Hanoi.
Mr. Dinh Minh Tuan - Business Director of PropertyGuru Vietnam - analyzed that in 2024, nearly 67% of new supply in the Hanoi real estate market is concentrated in the high-end and luxury segment.
According to experts, the price level of apartments in the coming time will hardly decrease. Although not as hot as it is now, this type of apartment still meets the real needs of buyers and will continue to lead the market this year.
Many real estate experts say that the scarce supply of new projects has caused the apartment segment in Hanoi to increase in price abnormally recently, predicting that the new apartment segment with selling price under 50 million VND/m2 in Hanoi will gradually disappear.
