According to Lao Dong reporters, the segment of houses in alleys in districts in Hanoi such as Thanh Xuan, Ha Dong... has recently been being advertised for sale at prices of over 150-200 million VND/m2.
Mr. Hoang Van Minh (living in Duong Noi ward, Ha Dong district) informed that he is selling a house in an alley with an area of 70m2, 6 floors for more than 14.9 billion VND, equivalent to 212 million VND/m2.
"Although the house has just been posted for sale, many people have called to inquire about buying and made appointments to come see it. If the buyer does not want to live there, they can still rent it out monthly for 20-25 million VND/month," said Mr. Minh.
Through market research, Ms. Le Thi Huyen (born in 1980, living in Thanh Xuan district, Hanoi) informed that many houses in alleys on central streets of Thanh Xuan and Cau Giay districts are currently being sold at expensive prices.
There are even houses in alleys about 50m from the main road that are being sold for 15-16 billion VND/house, equivalent to 150-200 million VND/m2.
Many real estate experts in Hanoi informed that the factor that has made the house segment in alleys sought after recently is because it fits personal criteria such as being located in the center, convenient transportation, close to hospitals, schools, shopping centers...
However, the above listed prices are mainly given by homeowners or real estate brokers while there is currently no data on actual transactions in the market.
Research data from the Vietnam Association of Realtors (Vars) shows that the prices of individual houses being traded in Hanoi recently have increased by 5-15% compared to the end of 2023.
Although the price increase here still has many unusual signs, it cannot be denied that there is a large number of people interested in the alley housing segment.
Referring to this content, Mr. Tran Duc Khang - Sales Director of Region 2 at OneHousing - commented that finding a house with a finance of 3-4 billion VND/unit in Hanoi's inner city is currently very rare.
Notably, in the suburbs of Hanoi, houses in alleys are currently trading at around 70-80 million VND/m2, even corner lots and nice lots are priced at over 100 million VND/m2.
The OneHousing real estate ecosystem also analyzed that the advantages of houses and land in alleys in Thanh Xuan and Ha Dong districts... often have the great advantage of being located in the center of Hanoi. One of the biggest benefits of houses in alleys is that the selling price is much lower than the segment of houses on the street or in large connecting alleys.
However, to maximize the advantages of housing in the alley, according to OneHousing, people need to carefully research information about the area, legality, red book, and status of the house in the alley before deciding to buy, which is important to avoid unwanted risks and inconveniences later.
