"Disappointed" because the rent for a house in the alley is too high

Hanoi - A series of rented houses located deep in narrow, cramped alleys in districts are still being rented out for 4.5-5 million VND/month, surprising many people.

Ms. Nguyen Thi Quynh (working in Nam Tu Liem district, Hanoi) confided that for the past month, whenever she had free time, she made an appointment with the landlord to come and see the room in person. What surprised Ms. Quynh was that the price of renting a room in a small alley in Hanoi is skyrocketing.

"It is very difficult to find a room for rent under 4 million VND/month in Hanoi at this time. What surprised me is that many rooms with an area of ​​only about 15-20m2, no windows, no balcony are being rented by the owner for 4.5-5 million VND/month" - Ms. Quynh said.

Similarly, Mr. Tran Van Minh (born in 1990) - a marketing staff in Hanoi - said that although they do different jobs, in recent months, some of his friends have had to move to suburban areas, far from the city center such as Ha Dong and Thanh Tri districts... or some have had to give up their rooms and find roommates to save money when the rent in the inner city continues to escalate.

A survey by Batdongsan.com.vn shows that rental room prices in Hanoi have been increasing since the beginning of 2024, with an increase ranging from 10-15% in central districts such as Cau Giay, Dong Da, Hai Ba Trung, and Thanh Xuan.

Notably, survey data from Batdongsan.com.vn on consumer rental behavior shows that 47% of respondents choose to rent a room with less furniture and 51% choose to rent a smaller room to save costs.

Mr. Nguyen Quoc Anh - Deputy General Director of Batdongsan.com.vn - said that, by location, renters in Hanoi tend to accept less furniture and renters in Ho Chi Minh City prefer to rent smaller spaces to cut costs. In addition, some other options are chosen including renting a place with fewer amenities and sharing a room.

In addition to the rental price, according to Mr. Nguyen Quoc Anh, tenants and students also need to pay attention to the convenience of transportation, security of the area surrounding the rental room, fire safety issues, and emergency exits.

Many real estate experts say that the demand for housing rentals among workers in large cities always remains high.

Notably, after many fire incidents in boarding houses and mini apartments causing serious consequences, tightening fire safety is necessary. Therefore, landlords in Hanoi have invested in additional fire prevention equipment, ensuring business standards and adding this cost to the rental price to compensate, causing the rental price of boarding houses to tend to increase.
