On December 29, Yen Lang Commune People's Committee coordinated with Vietnam Auction Partnership Company to organize an auction of residential land use rights for 33 land plots in Yen Lang commune, Hanoi City (formerly Me Linh district).
According to reporters of Lao Dong Newspaper, on the morning of December 29, about nearly 100 people were present at Yen Lang Commune People's Committee to participate in the auction. Notably, among these, many brokerage teams from localities such as Hung Yen, Bac Ninh... appeared.


In the role of someone who needs to buy land for auction, reporters contacted and exchanged with some people participating in the auction.
Ms. Mai Hoa (character name has been changed) said that she participated in the auction in groups, with about nearly 10 people, registering to participate in the auction of all land plots in today's session.
According to Ms. Hoa, if customers buy back, just leave their phone number, after winning the auction, the group will resell the land plots with a difference of about 150 - 200 million VND per plot, depending on the location.
Ms. Hoa also said that her group has participated in many land auctions in Hanoi, including sessions in Hoai Duc district (old), Thanh Oai (old) taking place in August and October 2024.
Similarly, Ms. Oanh - a real estate broker from Bac Ninh - said that her group has 7-8 people, participating in the auction of more than 10 land plots. If the auction is successful, the land plots will be sold "under the table" to enjoy the difference, with prices depending on the winning bid results of each plot.
Surveying the reality at point X7, Nai Chau village, reporters recorded that the auctioned land area is located next to the left dyke of the Red River, in the middle of the field, and there are no residential clusters around.



Although there were no auction results at that time, many brokerage groups sat waiting around the area to find customers to buy back and sell off land plots immediately after the auction session.
Ms. Hoai Thuong (character name changed), working at a brokerage office in Yen Lang commune, said that her group regularly participates in land auctions in the Me Linh district (old). In the auction session on December 29, her group registered to participate in auctioning all land plots.
According to the assessment of this broker, the auctioned land area is located in a "low price" area, but if you go on the ground 2-3km away, you will see that the electricity, roads, schools, and stations around are relatively complete.
Therefore, the difference after the auction may be around 300 million VND per lot, depending on the location. After having official results, the specific price difference for each lot will be announced to customers.
At the auction session on December 29 in Yen Lang commune, 29 land plots belonging to point X7, Nai Chau village, Chu Phan commune (old) and 4 land plots in Dong Truoc area, hamlet 4, Xa Mac village, Lien Mac commune (old) were put up for auction.
Land plots have an area of 95 to 190 m2, with a starting price of 5-7 million VND/m2. The auction is organized in the form of direct voting, applying the up-price method.
