On November 20, information from the People's Committee of Nghe An province said that it had just issued decisions on extending land use when the land use term expires for enterprises in Vinh city.
Accordingly, in Decision No. 394, the Provincial People's Committee extended the land use and adjusted the land lease area for the Northern Coal Trading Joint Stock Company - Vinacomin, which is using land in Doi Cung Ward, Vinh City. Accordingly, the land lease area is 3,086 m2; the purpose of use is commercial and service land.
In particular, the land use term for 2,693m2 of land in accordance with planning is valid until March 11, 2044. For 251.5m2 of land not in accordance with planning located within the traffic safety corridor, the company is allowed to use it until the State recovers the land to open a road according to regulations.
For the 141.2 m2 of land located within the 22kV power grid safety corridor, the company is only allowed to use it when it meets the regulations in Article 13 of Decree 14/2014 dated December 26, 2024 of the Government detailing the Electricity Law on electrical safety.
If construction or renovation of works is likely to affect the safety of electrical equipment, electrical works and electrical safety, the company must coordinate with Vinh City Electricity to resolve the matter according to regulations.
Form of land lease with annual payment; location and boundaries of land area are determined according to Cadastral Map Correction Survey No. 310 confirmed by the Land Registration Office on September 24, 2024.
In Decision No. 395, the Provincial People's Committee extended the land use for the Joint Stock Commercial Bank for Investment and Development of Vietnam for 1,200.9 m2 of land in Ha Huy Tap Ward, Vinh City. The purpose of land use is commercial and service land.
In particular, the land use term for 1,175.5 m2 of land is in accordance with the lease planning with the land lease term until September 17, 2044. For 25.4 m2 of land located in the traffic safety corridor, which is not in accordance with the planning, the enterprise is allowed to use it until the state reclaims the land; the current status is required to be maintained, and no new construction is allowed on this area.
The location and boundaries of the land plot are determined according to the extract of cadastral map of land plot No. 143, scale 1/500 approved by the Department of Natural Resources and Environment on June 14, 2024. The form of land lease is annual payment.
In the above decisions, the Provincial People's Committee assigned the Department of Natural Resources and Environment to determine land prices to calculate land rent payable, and issue certificates of land use rights and ownership of assets attached to land to the above enterprises.
