Talking to Lao Dong, Mr. Nguyen Van Nam (owner of a house in an alley on Nguyen Hong Street, Hanoi) shared that the house in the alley has a 6m wide frontage, a 5-storey house with a red book.

According to Mr. Nam, the house is located near the commercial center and major universities in Ba Dinh and Dong Da districts, so recently many people have made appointments to come and see it. "The house has a 5-storey design and is being sold for 9.5 billion VND, including all furniture and interior," Mr. Nam informed.

Also selling a house in the alley, Mr. Le Quang Minh (born in 1980, living in Thanh Xuan district) informed that the house he is selling is 60 square meters wide, has 5 floors with a price of 9.8 billion VND, not including all costs of red book procedures and transfer.

According to Mr. Minh, because of its beautiful location, only 600m from Nguyen Trai Street, recently many customers have made appointments to see the house to consider factors such as parking, amenities, schools, workplaces...

Lao Dong's investigation also shows that many houses in alleys in Hanoi have recently been continuously advertised for sale on social networks.

Accordingly, a house in Goc De alley (Minh Khai ward, Hai Ba Trung district) has an area of ​​34m2, the asking price is about 160 million VND/m2, a house in an alley in Thai Ha street (Dong Da district) has an area of ​​46m2, the asking price is about 290-314 million VND/m2, a house in an alley in Ngoc Lam street (Long Bien district) has an area of ​​43m2, the asking price is about 120-140 million VND/m2...

However, according to Lao Dong reporter's research, although the price has been continuously increasing, with houses being sold for 9-10 billion VND/unit, there is still no detailed statistical data on the actual number of transactions in the alley house segment in central districts of Hanoi.

Research data from the Vietnam Association of Realtors (Vars) shows that the prices of individual houses being traded in Hanoi recently have increased by 5-15% compared to the end of 2023.

Although the price increase here still has many unusual signs, it cannot be denied that there is a large number of people interested in the alley housing segment.

Referring to this content, Mr. Tran Duc Khang - Sales Director of Region 2 at OneHousing - commented that finding a house with a finance of 3-4 billion VND/unit in Hanoi's inner city is currently very rare.

Notably, in the suburbs of Hanoi, houses in alleys are currently being traded at around 70-80 million VND/m2, even corner lots and nice lots are priced at over 100 million VND/m2.

The OneHousing real estate ecosystem also analyzed that the advantages of houses and land in alleys in Thanh Xuan and Ha Dong districts... often have the great advantage of being located in the center of Hanoi. One of the biggest benefits of houses in alleys is that the selling price is much lower than the segment of houses on the street or in large connecting alleys.

However, to maximize the advantages of housing in the alley, according to OneHousing, people need to carefully research information about the area, legality, red book, and status of the house in the alley before deciding to buy to avoid unwanted risks and inconveniences later.
