According to Lao Dong reporters, the house segment in alleys in Hanoi is recently being sought after by many people because of its location, quiet surrounding space, and cheaper price compared to some segments such as street-front houses and inner-city apartments.
Mr. Nguyen Van Kien (living in Dong Da district, Hanoi) shared that because he had no need to use it, his family posted an advertisement to sell a house in an alley on Kham Thien street for 4.55 billion VND, an area of 27 square meters, equivalent to more than 168 million VND/square meter.
"Residential land with a price range of 3-5 billion VND is being sought by many people because it is suitable for their income and finances. This house is located in an alley, accessible by three-wheeled vehicles, 40m from the street, has its own red book, the owner is ready to negotiate" - Mr. Kien said.
Similarly, Mr. Nguyen Trong Xuan (living in Lang Thuong ward, Dong Da district, Hanoi) shared that many houses in the alley here are selling for prices ranging from 80 - 150 million VND/m2.
According to Mr. Xuan, the only inconvenience of the house in the alley is the narrow entrance, but recently many people have asked to buy it because of its convenient location, near schools, markets, commercial areas, and offices. The selling price of the house is fluctuating from 4-5 billion VND/house, depending on the area...
Explaining the reason why real estate and houses under 5 billion VND have attracted customers recently, the OneHousing Real Estate Ecosystem stated that this is a price segment for customers with real housing needs.
In fact, real estate prices in central districts of Hanoi have been continuously high recently, real estate transactions under 4 billion VND are often concentrated in districts outside the center of the capital.
To maximize the advantages of alley housing, according to OneHousing, it is important for people to carefully research information about the area and the condition of the house in the alley before deciding to buy to avoid unwanted inconveniences.
Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - mentioned that in essence, the market for houses in alleys is not much, the reason why many people are looking to buy recently is because this segment has many factors that are more convenient than apartments, suitable for budgets, and has long-term profit potential.
Experts say that some buyers prefer landed houses over apartments, accepting to buy houses in narrow alleys and having to park their cars outside every month in exchange for other benefits such as being close to work and convenient schooling for their children.
However, people who want to buy a house in an alley to live in need to pay attention to the area they choose to buy in, the amenities and security there, and should not buy a house in an alley that is too deep or too small to avoid risks of fire and explosion.
