Hanoi - CT-05 and CT-06 social housing projects under the Thanh Lam - Dai Thinh 2 New Urban Area Project are expected to start receiving documents from December 2025.

The Hanoi Department of Construction has just publicly announced information about the Social housing project at land plots CT-05 and CT-06 of the Thanh Lam - Dai Thinh 2 New Urban Area Project, Me Linh district (now Quang Minh commune), Hanoi after starting construction. The project is invested by the Housing and Urban Development Investment Corporation - LLC.

According to the announcement, the area of land plot CT-05 is about 7,703 m2 and land plot CT-06 is about 7,702 m2. The project is implemented in the form of construction investment without using public investment capital or trade union financial resources.

In the CT-05 project, the total number of social housing apartments is 122 units, including 89 apartments for sale with an area of about 5,573.61 m2 (accounting for 63.80% of the total floor area of the house), the apartment area ranges from 56.12 m2 to 68.31 m2. In addition, the project has 33 rental apartments with an area of about 2,079.97 m2 (accounting for 23.81% of the total floor area of the house), also including areas from 56.12 m2 to 68.31 m2.

In the CT-06 project, the number and structure of apartments are similar to CT-05 with a total of 122 apartments, of which 89 are for sale (area of about 5,573.61 m2, accounting for 63.80% of the total floor area of the house) and 33 are for rent (area of about 2,079.97 m2, accounting for 23.81%). The apartments all have an area of 56.12 m2 to 68.31 m2.

According to the schedule, the two projects are expected to be completed and put into use in the fourth quarter of 2026. The time to receive documents to buy social housing is expected to start from December 2025.

Regarding social housing prices, the Hanoi Department of Construction has determined the selling price and rental price of each building. In the CT-05 project, the selling price is determined according to Document No. 1279/SXD-KTXD dated February 21, 2025 at 14,603,319 VND/m2 (including VAT, excluding maintenance fees). The maintenance fee is 278,158 VND/m2. The rental price is 48,766 VND/m2/month (including VAT and maintenance costs).

For CT-06 project, according to Document No. 1278/SXD-KTXD dated February 21, 2025, the selling price is 14,522,255 VND/m2 (including VAT, excluding maintenance fees), maintenance fee is 276,614 VND/m2 and the rental price is 47,918 VND/m2/month (including VAT and maintenance costs).

People who want to submit their application can contact the Business Department - Project Management Board No. 12 under the Housing and Urban Development Investment Corporation.

The Hanoi Department of Construction noted a number of contents related to the purchase, rental and hire-purchase of social housing in the city. Accordingly, organizations and individuals are strictly prohibited from taking advantage of social housing policies or people's needs to collect money and receive deposits in violation of regulations.

Any fraudulent acts in the process of declaring and confirming the documents for buying or renting social housing, when discovered, even during the post-inspection period, will be handled according to current regulations. The Department of Construction also recommends that people do not transfer social housing in violation of regulations and do not submit documents at locations not notified by the investor on the website of the Hanoi Department of Construction.
