According to Lao Dong reporters, although not officially upgraded to a district, apartment and land prices in Dong Anh district have been continuously increasing in the last months of the year.
Survey of apartment prices in Dong Anh district in November 2024 from the website Batdongsan.com.vn shows:
- Intracom Riverside project from the third quarter of 2023 - third quarter of 2024 increased by 63.2%, the common transaction price is 53.7 million VND/m2;
- Eurowindow River Park project from the third quarter of 2023 - third quarter of 2024 increased by 94.3%, the common transaction price is 53.1 million VND/m2;
- CT4 Building, Thang Long Green City from the third quarter of 2023 - third quarter of 2024 has increased by 26.5%, the common transaction price is 31.5 million VND/m2.
Some apartment projects in Dong Anh district market that are attracting many investors' attention are also being offered for sale at prices ranging from 80-100 million/m2.
Not only apartments, land segment in Dong Anh district has also continuously reached new peaks recently.
In the third quarter of 2024, recent survey data from Batdongsan.com.vn showed that compared to the first quarter of 2023, land prices in suburban districts of Hanoi have increased sharply. Notably, the average land price in Dong Anh district has increased from 41 million VND/m2 to 63 million VND/m2 (an increase of about 53%).

Many real estate experts believe that local land fever and unreasonably high apartment prices are the problems of the real estate market in Hanoi in recent times. If these problems are not resolved, they will lead to many consequences for the real estate market and the whole society.
Mr. Pham Duc Toan - General Director of EZ Real Estate Investment and Development Joint Stock Company (EZ Property) - said that from the second quarter of 2025, the real estate market in the provinces in general, and the land segment in particular, will achieve better liquidity and be more vibrant.
According to experts, the real estate market in Hanoi is bustling, with prices in most segments increasing dramatically. Meanwhile, real estate markets in the provinces are still quite quiet.
Ms. Nguyen Hoai An - Senior Director of CBRE Vietnam branch in Hanoi - also commented that the selling price of apartments in Hanoi will continue to increase.
During the last 3 months of 2024, new supply will record more than 10,000 units, bringing the total number of newly opened apartments for sale in 2024 to nearly 30,000 units, nearly 3 times the number of apartments opened for sale in 2023, the highest supply in the past 5 years, expected to focus on the high-end segment.
Ms. Nguyen Hoai An further analyzed that there will be more luxury projects launched for sale at the end of 2024, continuing to push up the primary selling price level in the last quarter of the year. In addition, secondary selling prices will continue to increase, but at a more stable rate.
