Vinh Long and the requirement to form a knowledge-based urban core
According to the Vinh Long Provincial Urban Real Estate Report for the period 2026-2030 of the Vietnam Real Estate Research Institute (VIRES), after the merger, Vinh Long possesses a rare geostrategic position with three sides bordering rivers, one side bordering the sea. In the new development structure, Vinh Long becomes a crossroads of many strategic economic corridors: A pole in the An Giang - Dong Thap - Can Tho - Vinh Long connecting axis, and also connecting the Eastern sea economic space. This helps the province promote its role as a bridge between industry, logistics, intra-regional services and the sea economy of the entire region.

In parallel with that, the wave of infrastructure investment is taking place strongly and is also gradually narrowing the gap between Vinh Long and Ho Chi Minh City, Can Tho and other major economic centers. At the same time, a chain of logistics and clean energy projects in the surrounding area is creating a new growth pole, energizing the core area of the province.
Vinh Long is the only province in the Mekong Delta region located in both economic regions, including the central region and the East Sea economic region, and benefits from both of these economic regions," said Prof. Dr. Hoang Van Cuong, Vice Chairman of the State Professors' Council, Vice Chairman of the Vietnam Economic Science Association.
However, practice from many localities shows that location advantage and infrastructure are only necessary conditions. The shift in economic position also requires urban infrastructure to keep up with the pace of attracting capital and human resources. Once industrial parks, logistics centers and technology enterprises appear one after another, the standards for housing for the new labor force are also forced to change accordingly.

That is also the reason why the Adjusted Planning of Vinh Long province with a vision to 2050 sets the goal of building the locality into a dynamic and modern development center, associated with smart cities, ecology and a development space adapted to climate change, gradually affirming its dynamic role in the Mekong Delta region.
This orientation is even more grounded when compared with Resolution No. 57-NQ/TW of the Politburo on creating breakthroughs in science, technology, innovation and national digital transformation. The policy affirms that modern infrastructure and high-quality human resources are the decisive driving force to improve competitiveness in the new period.

According to Assoc. Prof. Dr. Tran Dinh Thien, Vinh Long needs to choose different, smarter, more creative directions and create its own value to break through, in which it is necessary to prioritize building a creative city, a science and technology city associated with training high-quality human resources.
This also poses a new requirement for the urban development process in Vinh Long: forming well-planned urban areas, strong enough to connect people, knowledge and economic activities to meet the needs of the new generation of residents. This is also a gap that Vinh Long needs to fill in the new development cycle.
T&T's urban area and the "solution" to the knowledge city
In that context, Phuoc Tho Residential Area of T&T Group is a typical example of the new urban model that Vinh Long is aiming for. Instead of approaching it from the perspective of a normal urban area, the project is planned according to an integrated urban model, taking culture, people and knowledge as the foundation. In the same space, the functions of housing, commerce - services, public space and education, health, and innovation activities are synchronously connected, towards forming a living environment that meets the needs of the new generation of residents.
Located in Phuoc Hau ward, right in the core area of Vinh Long - an area planned as the nucleus in the province's new development structure, Phuoc Tho Residential Area possesses a special advantage in location and connectivity. From here, residents can easily access the provincial administrative center, quickly connect with National Highway 53, National Highway 1, My Thuan - Can Tho expressway, My Thuan 2 bridge as well as the inter-regional transportation network that is continuing to be completed. This is both a geographical advantage and a condition for the urban area to connect directly with important development resources.
Notably, the project is also located between the large education and training network of Vinh Long province, such as Vinh Long University of Technical Education, Mekong Branch of Ho Chi Minh City University of Economics, and especially the Western University of Civil Engineering - a place that gathers more than 25,000 students right in the core center area.
As a cradle for in-depth training in architecture, engineering and urban planning for the whole region, Mien Tay University of Civil Engineering plays a role in providing high-quality human resources to serve the local's major infrastructure projects. A team of lecturers, architects and highly skilled engineers will contribute to shaping a community of elite residents with deep knowledge at the project.
In every urban development cycle, central areas possessing advantages in infrastructure, education and connectivity are always places to welcome the needs of housing as well as long-term investment capital. As Vinh Long gradually becomes a service, logistics and innovation center of the region, the demand for high-quality living spaces in the core area will continue to increase. This not only opens up opportunities for those looking for a worthy place to live, but also creates a sustainable value foundation for assets located in the new development center of the province.
On the other hand, the high-quality customer base poses an inevitable requirement for a worthy living space. They need urban areas that not only meet the needs of convenient residence for work, but must also have full services and high-class amenities right in the inner area. In Phuoc Tho Residential Area, on a land fund of 11.5ha, T&T has simultaneously developed residential sub-areas, shophouses, Hilton Garden Inn hotels, pedestrian streets and riverside parks, creating a synchronous and multi-functional ecological urban space. Combining many functions in the same space helps increase connectivity between residents, commercial activities and urban services, instead of forming separate residential areas like traditional development models.

In addition, to create a knowledgeable and unique city, T&T Group has skillfully inherited the typical cultural and historical imprints of the ancient Long Ho land. The lines from Cai Cuong ancient house, Binh Thuy ancient house and Mang Thit red brick and ceramic heritage are transformed into contemporary architectural and design language right in the heart of the project. The entire planning is developed based on the principle of "natural advantage", taking water as the axis of space organization, combining Florida's riverside urban organization experience to adapt to the climate and bring a spacious ecological environment.
From the planning and development orientation of the province, T&T Group has accompanied the locality to create an ecosystem with sufficient capacity to connect culture, people, knowledge and economic activities in the same living space. In the future, when accommodation, commerce, services, health, and education functions converge, this place will be the foundation for forming a community of knowledge and new added values for the locality.
When harmoniously combining traditional values with modern technology, the urban area will not only meet the needs of housing but also become an environment that attracts experts, young people and high-quality labor force, contributing to the formation of a new residential community and creating motivation for the development of the province's new administrative center," Mr. Do Vinh Quang, Vice Chairman of T&T Group shared.
