According to the plan, this will be an eco-tourism service urban area combined with a golf course; a residential area combined with traditional agricultural production and high-tech aquaculture.
The planning scope covers an area of approximately 536.03 hectares, with the goal of increasing the population from approximately 3,500 people currently to approximately 9,850 people by 2040.
The central area of Dong Hai borders aquaculture land and production forests to the East; production forests and agricultural land to the West; Ha Long - Van Don - Mong Cai highway to the South; and the existing canal and National Highway 18 to the North.
The total urban construction land area is about 296.49 hectares, including land areas serving different purposes.
The central area of Dong Hai is divided into 3 development sub-areas. Of which, sub-area 1 is the existing urban center, the area associated with the residential area and the administrative and public center of Dong Hai commune. The area is about 118.17ha.
Sub-area 2 is a tourism service complex associated with golf course development, approximately 189.53ha wide. This area will invest in building a golf course complex that is harmonious in architecture and landscape with neighboring areas, protecting the environment without affecting the current agricultural land fund.
Sub-area 3 is planned to have a scale of 228.33ha. This will be the eastern gateway area associated with residential development combined with traditional agricultural production and aquaculture. In the organization of landscape architecture space, this place will form the Ha Trang Dong urban area in a modern direction, synchronous in infrastructure; adding new residential areas; renovating and embellishing existing residential areas.
Previously, the People's Committee of Quang Ninh province also approved an urban area and golf course of more than 1,000 hectares in Dam Ha district, located next to Tien Yen district.
This project is called Nui Cuong Island Tourist Area in Dai Binh Commune, Dam Ha District, with an area of 1,076.8 hectares, of which the planning area is 672.13 hectares, and the research area for promoting forest and sea values is 404.67 hectares.
The scope of the planning study is the entire area of Nui Cuong island in Dai Binh commune, located in the south of Dam Ha district; with the North bordering the waters of Bim Bim mountain island, the West and South bordering the sea area north of Cai Bau island, Van Don district and the East bordering Bai Tu Long bay.
This is a mixed tourism and service area, golf course, and island ecological resort; an area for tourism development, infrastructure construction in parallel with strict management and protection of the existing forest and sea environment in Nui Cuong island area, research and development of aquaculture around the island, creating a diverse chain of tourism products that are friendly to the island environment.
In this tourist area there will be a forest park, on the basis of preserving the current status of the mangrove forests.
The project consists of 4 sub-areas, of which sub-area 3 is Dam Ha resort and golf course, about 166 hectares wide with a 27-hole golf course and convenient services for golfers with green architecture, harmonious landscape.
According to the plan, Quang Ninh will have 16 more golf courses, bringing the total number of golf courses in this locality to 20. Currently, 3 golf courses have been put into operation, including: FLC Ha Long Golf Course, Tuan Chau Golf Course, Mong Cai International Golf Course. Dong Trieu Golf Course, Dong Trieu town is expected to be put into operation at the end of this year.
