Landlords are ready to reduce prices after peak months

Luggage and busy moving rooms are the common situation of many students before the new school year. Nguyen Thanh Thao - a second-year student at Hanoi National University of Education - also hurriedly moved to a new rented room before the school year started.

This is the first time Thao has moved in. However, this experience brought the female student many indescribable emotions.

This is the first time I have moved in, but if the new accommodation is suitable, I don't want to move many more times. The things that can still be used, I will move them, and the rest I post on groups to sell back when I no longer need them," Thao shared.

According to Thao, compared to the old accommodation, the rental price in the new accommodation area is lower. During the search and survey, the female student found that the rental price in the Tran Quoc Vuong street area (Nghia Do ward, Hanoi) ranges from 4-5 million VND/month.

My rent is 4.3 million VND/month, including essential equipment such as washing machines, refrigerators but not including service fees. Compared to the old accommodation, the rental price is 4.5 million VND but not including essential equipment," Thao said.

According to the female student, the current rent of 4-5 million VND/month is considered quite high. If only one person rents, the family and herself can hardly afford it, so their peers often choose to share a room.

The price at the beginning of the school year is usually higher when the demand of students is high," Thao said.

Contacting a landlord in the Tran Quoc Vuong area, Mr. H.D said that the rental price of a room starts from 5.8 million VND/month, with an area of 20 m2. The room is equipped with basic items such as mattresses, air conditioning, air conditioning, hot and cold, without a kitchen but can cook in the room.

Service fees are calculated separately. In which, electricity bill is 4,000 VND/kWh, water bill is 150,000 VND/person, Internet bill is 100,000 VND/room and general service fee is 200,000 VND/person. Tenants are allowed to use free laundry services on the 6th floor.

The landlord said that if customers move in before the end of August, the room price will be reduced to 5.5 million VND/month.

Accepting price exceeding budget

As a first-year student, Pham Hai Anh - Diplomatic Academy - is also struggling in her journey to find a place to stay for her university years.

Before renting, Hai Anh often searched for information on social networking platforms such as Facebook, Threads... and rental and room search groups. In addition, female students also searched for rooms through Zalo groups specializing in posting room information by area.

Initially, Hai Anh's budget was expected to be about 5.5-6 million VND for two people. However, after a search process, the female student decided to rent a room priced at 6.5 million VND.

My family also went to see, going to about 10 boarding areas to agree to one room," Hai Anh shared.

According to Hai Anh, when searching online, room rates usually range from 5-6 million VND. However, viewing rooms directly can bring different experiences compared to images posted online.

Rooms for rent from 5-5.5 million VND often look very shimmering on photos, but when you arrive, you see it is messy, not cleaned. Along with that, the parking space below is quite narrow and dangerous," Hai Anh said.

Besides, the female student said that in rooms around 5 million VND, the kitchen area is usually arranged right in the room, so hygiene is also a criterion to consider.

After a search process, Hai Anh had to accept renting a room of more than 30 m2 for 6.5 million VND/month. This price includes full amenities in the room but does not include electricity and water bills.

The room has a TV, refrigerator, kitchen and washing machine arranged outside," Hai Anh said.

Before searching, Hai Anh set out some criteria for a price of about 5-6 million VND/month, and at the same time the room must have air conditioning, kitchen and refrigerator.

One of the other criteria Hai Anh prioritizes is geographical location. The boarding house chosen by the female student is located near the school, with a walk of about 10-15 minutes, with a distance of less than 1 km.
