On June 28, Da Nang City Department of Construction just issued a document on determining the conditions for putting into business houses formed in the future in social housing block 2 (NOXH) under the social housing project at land plots B4-1, B4-2 in Hoa Hiep 4 Resettlement Area (Hai Van ward and Lien Chieu ward, Da Nang city).
The project is an apartment complex including 2 social housing blocks (NOXH block 1 has 391 apartments, NOXH block 2 has 1,085 apartments), 1 commercial block and a synchronous technical infrastructure system. The total area for parking on the basements and 1st floor is 6,461 m2; the area of green land is 8,565.9 m2; wastewater treatment plant with a capacity of 800 m3/day and night; 22kV underground power supply system and complete internal transportation and drainage system.
Da Nang City Department of Construction determined that there are 805 apartments in social housing block 2 that meet the conditions for sale according to regulations.
Regarding the mortgage situation, the investor's report stated that the project, land use rights and houses formed in the future here have not yet been mortgaged to any credit institution. The Department of Construction noted that in cases where after having a written notice of eligibility for sale, the investor does not sell but mortgages houses, it is necessary to release the mortgage before selling, unless the buyer and the mortgagee agree not to release the mortgage.
Da Nang Department of Construction requests investors to be responsible for the completeness, accuracy, and truthfulness of the attached dossiers. Businesses must properly carry out procedures for notifying, receiving, reviewing subjects and signing contracts for buying and selling social housing formed in the future according to the provisions of law.
Regarding the payment method, the buyer's advance payment is made according to the agreement in the purchase and sale contract, in accordance with the construction completion rate and project implementation progress approved. However, the first advance amount must not exceed 30% of the contract value (including deposit if any). The total amount paid through the previous times when handing over the house to customers must not exceed 70% of the contract value and must not exceed 95% before the buyer is granted a certificate of land use rights, ownership of assets attached to land.
