According to Lao Dong reporters, apartment rental prices in central districts of Hanoi have fluctuated strongly, causing many people to rent houses under pressure.
For example, in Thanh Xuan district, an apartment with 2 bedrooms, fully booked at apartment building No. 90 Nguyen Tuan is being rented by the owner for 14-15 million VND/month; an 80m2, 2 bedrooms with enough furniture at Imperia Garden apartment building is being rented for 16 million VND/month.
Or a 100m2, 3-bedroom apartment at The Artemis apartment is being rented for 15-18 million VND/month, with full furniture.
In Ha Dong district, the rental price of apartments at the Van Phu Victoria project at the end of 2024 only fluctuated between 8.3-12.5 million VND/month. However, the current price has increased to 10.3-14.1 million VND/month.
In Nam Tu Liem district, the rental price of apartments in the An Binh Plaza project, at the end of 2024, ranges from 10.5-15.5 million VND/month. However, currently, the average rental price has increased to 12-18 million VND/month, depending on the apartment.
In Hoang Mai district, a 62m2, fully-furniture apartment at the 897 Giai Phong apartment or a 70m2, 2-bedroom apartment at the Eco Lakeview Dai Tu apartment, the rental price ranges from 11.5-12 million VND/month.
Talking to Lao Dong, Mr. Nguyen Van Minh (38 years old, living in Ha Dong district) said that his family had rented a 76m2 apartment in an urban area in Ha Dong district since mid-2024, signed a 6-month contract, the rental price was 11 million VND/month, accounting for 1/2 of his personal income.
Mr. Minh added that apartment rental prices are still on the rise, while income is unstable, so in February 2025, he returned the house and found another apartment in the same area with a rental price of only 9.5 million VND/unit.
Both the selling price and rental price of apartments have increased, causing a lot of pressure for workers like Mr. Minh.

Mr. Tran Hoang - a real estate broker in Hanoi - informed that apartment rental prices have recently fluctuated strongly. Many apartment owners in central districts of Hanoi have even raised rental prices to increase monthly rental profits.
According to Mr. Hoang, many apartments with an area of 48m2 or more far from the center of Hanoi such as Thanh Tri district are having rental prices ranging from 7-12 million VND/month, instead of only about 6-10 million VND/month at the end of 2024, depending on the area.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that the average increase in apartment prices has been continuously increasing, setting a new level, causing apartment rental prices to increase, with an average increase of 10-20%.
According to experts, the continuous increase in rental prices makes it difficult for many people with average and low incomes when the cost of renting a house accounts for 35-50% of their income.
The Vietnam Association of Realtors (Vars) analyzed that in central districts of Hanoi, there is almost a shortage of apartments with rental prices under 10 million VND/month, while the common rental price of 1-bedroom apartments is from 10 - 15 million VND/month, 2 bedrooms is from 15 - 20 million VND/month.
