Retail housing supply continues to improve
Sharing with Lao Dong reporters, a representative of the Ministry of Construction said that in 2025, the supply of commercial housing – including detached houses (villas, townhouses) – recorded more positive signals compared to the previous year.
In the fourth quarter of 2025, the whole country had 1,209 newly licensed detached houses, an increase of 25% compared to the third quarter of 2025 and an increase of 38% compared to the same period in 2024. At the same time, 11,823 detached houses completed construction, reflecting a clear recovery of the low-rise segment in projects.
Accumulated for the whole year 2025, the number of completed commercial housing projects reached 88 projects with nearly 29,900 units, an increase of about 27% compared to 2024, showing that many projects have been legally removed and progress has been accelerated in the context of the market gradually stabilizing.
Villa and townhouse prices increase by 10–20% in 2025
Notably, the Ministry of Construction assessed that the transaction prices of villas and townhouses in projects in the fourth quarter of 2025 are basically stable compared to the previous quarter, but increased from 10–20% in the whole year 2025 compared to 2024. The increase is concentrated in areas with complete infrastructure, synchronous planning and high real housing demand.

In Hanoi, the price of villas and townhouses in 2025 increased commonly by 10-15%, some areas increased by 20-30%. Many projects recorded high price levels, especially in inner districts and large urban areas. For example, the new urban area of Dai Kim - Dinh Cong is offered for sale from 420-580 million VND/m2, Nam Thang Long - Ciputra from 410-500 million VND/m2, or Hapulico Complex fluctuates from 550-578 million VND/m2.
In Ho Chi Minh City, the price of villas and townhouses continues to increase in 2025, with many projects reaching 100-200 million VND/m2, reflecting a stable demand in the low-rise housing segment in well-planned residential areas.
In other localities such as Hai Phong, Hung Yen, Tay Ninh, villa and townhouse prices also increased compared to 2024, concentrated in large urban areas, associated with infrastructure development and urban space expansion.
Liquidity improves but inventory remains present
Regarding transactions, in the fourth quarter of 2025, the whole country recorded 37,865 successful transactions for apartments and detached houses, an increase of 17% compared to the third quarter of 2025 and an increase of nearly 49% compared to the same period last year. In general, in 2025, the volume of apartment and detached house transactions reached 138,025 transactions, an increase of about 10% compared to 2024.
The Ministry of Construction noted that the inventory of individual houses in projects tends to increase gradually over the quarters, reflecting the pressure of absorption for the high-value segment, especially in the context that buyers are still cautious about finance and credit.
The Ministry of Construction assesses that with a series of policies to remove legal obstacles, manage credit and complete the real estate market information system, the villa and townhouse segment in the project is expected to continue to develop in a more stable, transparent and sustainable direction in the coming time, avoiding speculation and local price fevers like previous periods.
