It is expected that on January 11, Nhat An Phu Joint Stock Auction Company will coordinate with the Ba Vi District Land Fund Development Center to organize an auction of land use rights for 51 residential plots in the areas of Go Tron area, Phu My A village (Phu Son commune); Chau Hum area, Dong Bang village (Dong Thai commune); old cigarette collection area in Thuy Phieu village (Thuy An commune); Interstitial area No. 3, Interstitial area No. 14, Phuong Chau village (Phu Phuong commune).
Plots of land have an area of 111-383m2 with starting prices of VND 886,000/m2 - VND 4.6 million/m2.
On January 16, Bao Phong Joint Stock Auction Company coordinated with the Hai Ba Trung District Civil Judgment Enforcement Office to organize an auction of the right to use more than 148 square meters of land at address 19B (now No. 285 - spontaneous number, Nguyen Khoi Street, Group 21, Thanh Luong Ward, Hai Ba Trung District, Hanoi City). The starting price of the auctioned land plot was more than 14.84 billion VND. The deposit was over 1.48 billion VND.
On January 18, Quoc Oai district (Hanoi) will organize an auction of the right to use 26 plots of land (LK1, LK2) belonging to the project to build technical infrastructure for the land auctioned for land use rights in DG 31, Yen Quan village, Tan Phu commune. The plots of land have an area of 85-122m2/plot. The starting price of the plots of land is 4.7 million VND/m2, equivalent to 400 million VND to more than 573 million VND/plot.
In addition, the Hanoi People's Committee has just issued Decision No. 6527 on handing over nearly 24,160m2 (more than 2.4ha) of land that has been cleared in Dan Phuong commune to the Dan Phuong district People's Committee to implement the project of Building technical infrastructure for auctioning land use rights in Dong Say area, phases 4, 5, 6.
In addition, the Hanoi People's Committee also decided to hand over 19,727.5 square meters (nearly 2 hectares) of land in Ha Hoi commune, Thuong Tin district to the district People's Committee to implement the project of building technical infrastructure for the land use rights auction area.
Mr. Nguyen Van Dinh, Chairman of the Vietnam Real Estate Brokers Association, said that in 2024, the market recorded many records in land auction prices, with winning prices sometimes reaching hundreds of millions of VND per square meter. The main reason is that the real estate market has shown signs of recovery, creating expectations of price increases among investors. However, the situation of winning high prices but then abandoning deposits continues to occur, causing damage to auction organizations and creating high price levels, affecting supply and demand.
Mr. Dinh predicts that in 2025, investors will be more cautious. Auctioned land in areas with transparent legal status and clear planning will continue to be sought after, with winning prices possibly increasing by about 10% compared to the starting price. However, the scarcity of clean land supply may lead to higher prices, requiring tighter control from management agencies.
To limit fluctuations in auction land prices, Mr. Dinh suggested hiring professional valuation organizations to determine a reasonable starting price. At the same time, it is necessary to increase the deposit level, specify violations, and apply strong penalties.
In addition, organizations and individuals who violate the law may be placed on the list of restricted auction participants, along with regulations on the transfer period after winning the auction.
