Talking to Lao Dong Newspaper, Mr. Nguyen Phu Vinh - Deputy Director of Mechanical and Construction Joint Stock Company No. 7 - said that the project is under construction to the 15th floor, moving towards raising the roof. The rough construction part has now been constructed to the 10th floor. The electrical system, fire prevention and fighting, and related items are also being implemented.
At this time, workers are focusing on peak construction. The project management board has directed the contractor to increase shifts, increase crews, ensuring continuity in the construction process, but still must ensure both quality and progress. It is not possible to just speed up the progress but let the quality of the project be affected.
At the construction site, departments are arranged with appropriate personnel to ensure sufficient personnel, thereby speeding up progress. The construction site is implementing tasks such as formwork joining, placing steel reinforcement to pour concrete. The electrical system has now been deployed to the 10th floor, while fire prevention and fighting items are being constructed in the 2nd and 3rd floors.
Regarding the project completion plan, Mr. Vinh said that right from the time of building the bidding plan and preparing to deploy construction, the company's leadership was determined to complete the project 3 months earlier. According to the set plan, the project will be completed in the fourth quarter of 2027.
Regarding the review of social housing purchase dossiers, Mr. Vinh said that the investor has reported to the Department of Construction and the Department of Construction has just announced the approval of the list after reviewing the dossiers, including checking for overlaps or people who have previously enjoyed social housing policies.
The total number of social housing apartments of the project is about 160 units. Meanwhile, the number of registered customers is about 600 people, so the competition ratio is also quite high. Regarding the time of organizing the draw, according to the investor's plan, it may take place in September 2026.
According to research, the project is built in Ngoc Hoi commune (Hanoi City) on a land area of 3,317m2. The temporary selling price of social housing is 24,740,000 VND/m2 (including VAT, excluding maintenance fees); maintenance fee is 449,800 VND/m2. Lease-purchase price is 556,520 VND/m2 (including VAT, excluding maintenance fees), lease price is 21,5625 VND/m2. The above price is temporary, the investor will announce the official price after being appraised by competent authorities according to regulations.
Social housing for sale includes 109 units, with areas from 40.4m2 to 59.4m2 (equivalent to prices from 992.4 million VND to 1.46 billion VND/unit); social housing for lease-purchase includes 17 units, with an area of 40.4m2; social housing for lease includes 34 units, with areas from 40.4-47.4m2.
