Land prices in suburban areas of Hanoi have increased by 84%

The land market is constantly fluctuating

According to a survey by PropertyGuru Group, compared to the same period in 2024, land prices in many areas such as Quoc Oai, Me Linh, Dong Anh, ... have increased by 30% - 84%, especially in places with advantages in infrastructure and traffic connectivity.

According to the survey, in Quoc Oai, land prices fluctuated slightly when traded in the range of 25-60 million VND/m2. Areas near main roads and new urban areas have prices ranging from 25-40 million VND/m2, an increase of nearly 40% over the same period last year. Some plots of land with 2 frontages, near industrial parks, have only reached 60 million VND/m2.

Land prices in Ha Dong area, the average price ranges from 86 - 110 million VND/m2. In Thanh Ha Muong Thanh urban area, beautiful plots of land are traded around the price range of 95-120 million VND/m2. This price has increased by 13.9% over the past year but decreased by 9.2% compared to the price lower than the peak of 121.1 million VND/m2 in June 2025. Even in new urban areas of Xa La, the price is up to 266 million VND/m2.

Land prices in the Dong Anh area range from 70-210 million VND/m2. Some beautiful plots of land, located in urban area projects such as Nguyen Khe and Nam Hong, are being offered for sale at prices ranging from 78.68 million - 135 million VND/m2.

In Hoai Duc area, with a series of projects in Tan Viet Tower, the most common land price is 88.2 million VND/m2. Land prices in areas where Ring Road 4 runs through such as Duc Thuong, Duong Lieu, Tien Yen have increased by more than 30% compared to August 2024. However, compared to the beginning of the year, the above price is 13.8% lower than the common price.

Locations near key intersections of this route, especially Lai Yen, Van Canh, Di Trach, Kim Chung areas, range in price from 170 - 197.44 million VND/m2. Some plots of land with beautiful locations, many amenities, near the main traffic axis, have even exceeded the threshold of 210 million VND/m2.

However, in some projects adjacent to Nam An Khanh urban area, Bac An Khanh urban area and Bao Son Paradise, the price ranges from only 16 - 22 million VND/m2, depending on the area and location.

Notably, Me Linh area recorded land prices from 50 million VND/m2, this price has increased by 84% over the past year.

Not only are the areas on the outskirts of Hanoi following an upward trend in prices, but they have also spread to neighboring provinces and cities. For example, Tu Son and Thuan Thanh in Bac Ninh province, land prices increased by 28.6% - 51.7% within 1 year, with an asking price of 35 - 60 million VND/m2.

In Hung Yen, land prices in areas such as Van Giang and My Hao range from 15 - 97 million VND/m2, depending on the area, gold position and legal documents.

High land prices, causing difficulties for the economy

Commenting on the high price of land, Dr. Dinh The Hien - an economic expert said that, based on reality, the supply of land is abundant. Information about the shortage of supply is due to associations and consulting companies compiling statistics on the number of projects opened for sale without listing people's land, secondary land for sale, and available land.

In general, Vietnam's land from major cities such as Ho Chi Minh City, Hanoi to neighboring areas is far beyond reality, with a non-market nature. Explaining the non-market nature, Mr. Hien said: "The land price is high according to statistics, but when people in that area sell lower, they still cannot sell. Therefore, it is impossible to say that the price announced is the market price, which is the selling price, the listed price".

Going directly to the survey, Mr. Hien noticed a big difference between high price information and actual prices, which is difficult for the economy.

In addition, high land prices are hindering the production efficiency of industrial parks. "The rental price of industrial park land is internationally competitive, and setting the rental price higher than the area will not attract investors. Meanwhile, if we choose to advertise for sale at competitive land prices, the industrial park will not make a profit" - Mr. Hien shared more.
