House prices in alleys plummet, many units reduced by billions of VND are still difficult to find buyers

Many houses in Hanoi alleys are offered discounts of billions of VND, while brokers reflect that it is difficult to find buyers.

A series of urgent sales information, price reductions from 1 to 5 billion VND appear in house advertisements in alleys in Hanoi. Some homeowners still leave open the possibility of further negotiation even though they have announced significant price reductions.

Surveys on the market show that on Mau Luong street, Kien Hung ward, a 40m2 house, built with 5 floors, is offered for sale at 6 billion VND, equivalent to 150 million VND/m2. The homeowner said he will reduce 1 billion VND to sell quickly.

A reduction of 2 billion VND appeared in some houses in the Dong Da area. On Tay Son street, Kim Lien ward, a 40m2 house, built with 5 floors, is advertised for 8.2 billion VND, equivalent to 205 million VND/m2. The reduction offered is 2 billion VND and the price can still be negotiated further.

Also in Kim Lien ward, a 42m2 5-story house on Tran Huu Tuoc street was advertised for 7.9 billion VND, with a reduction of 2 billion VND. Meanwhile, on Xa Dan street, a 38m2 6-story house was advertised for another reduction of 2 billion VND, remaining 7.3 billion VND and the price can still be negotiated.

Some cases have larger reductions. On Thai Ha street, Dong Da ward, a 6-story house is being offered for sale for 29.9 billion VND, with a price reduction of 3 billion VND. The house has an actual area of 70m2.

Notably, a reduction of 5 billion VND appeared in the Hoang Quoc Viet land subdivision area, Nghia Do ward. The 42m2 5-story house is advertised for 13.86 billion VND, equivalent to about 330 million VND/m2. The homeowner offered a reduction of 5 billion VND due to needing to solve work.

The price decrease in some detached houses appeared in the context that the price level of detached houses in many areas was also lower than the previous peak.

Price history data on Batdongsan. com. vn shows that private house prices in some areas have been lower than the previous peak. The common selling price of private houses in Khuong Trung old ward in August 2026 is 275 million VND/m2, 7.1% lower than the peak of 296 million VND/m2 in January 2026.

In Kien Hung ward, the common price is 224 million VND/m2, 3% lower than the peak in February 2026, but 10.3% higher than the same period. The old Nghia Do ward area recorded a price of 326 million VND/m2, 6.3% lower than the peak in May 2026.

In the old Dong Da district, the common price in Trung Liet ward is 315 million VND/m2, down 4.3% compared to the same period and 6.5% lower than the peak in October 2025. Kim Lien ward recorded a level of 248 million VND/m2, down 8.5% compared to the same period and 18.2% lower than the peak in November 2025. In Thinh Quang ward, the common price is 236 million VND/m2, down 10.9% compared to the same period and 17.5% lower than the peak in September 2025.

Sharing about the developments of the alley house segment recently, Mr. Thanh Tung - a real estate broker in Hanoi - said that although the market has seen many downward information, the price level is still high while concerns related to planning make buyers increasingly cautious.

According to this broker, residential land and houses used to be a segment with a fairly large customer base, from buyers for living, business investment, leasing to accumulation or short-term investment. However, liquidity has recently slowed down significantly in some areas.

Over the past time, the city's efforts to promote site clearance, land acquisition, planning review and urban embellishment have strongly impacted the psychology and liquidity of this type. In many market areas, the market has almost stagnated, and there are almost no buyers," Mr. Tung said.
