There are many reasons to re-determine land prices

Explaining why it was necessary to recalculate land prices for many projects, Mr. Nguyen Minh Thu said that through review, the Department of Natural Resources and Environment noted that some projects had adjusted their detailed planning to 1/500 but The land price has not been recalculated; There are projects that have had a decision to lease land and signed a land lease contract but have not yet recalculated the land price.
In addition, there are also a number of projects whose land prices were determined by Khanh Hoa province officials but had errors and the Central agency concluded; Some projects also need to recalculate land prices due to changes in land use structure, land use coefficient...
Still according to Mr. Nguyen Minh Thu, currently the Government has issued Decree 71/2024/ND-CP regulating the latest land prices effective from August 1, 2024. Decree 71 has many new points that are beneficial for businesses, including the content "whenever land is allocated, the land price will be determined at that time".
While waiting for Decree 71 to take effect, the Department of Natural Resources and Environment of Khanh Hoa province proactively invites consulting units to determine land prices according to Decree No. 12/2024/ND-CP of the Government.
In the process of determining land prices for the above projects, there will be a transition clause between Decree 12 and Decree 71, which will take effect on August 1.
