These past few days, Mr. Le Sy (73 years old, Tan Xuan commune, Hoc Mon district) has been feeling sad and worried because he doesn't know where to find the billion dong to pay the fee to convert his family's agricultural land to residential land, so that he can divide it among his children to build a house.
"My family has 4 sons and 1 daughter, all of whom are married. The daughter got married in Dong Nai so she followed her husband there to live, and the other 4 sons all live with me. At the end of last year, the youngest son got married, so the whole family is living very cramped in this level 4 house. My wish is to convert the agricultural land to residential land, then divide it into a plot for each child to build their own house. However, with the newly issued land price list, I cannot convert, because the cost of billions of dong is beyond the family's financial capacity," Mr. Sy shared.
Similar to Mr. Sy, for the past few days, Ms. Nguyen Thi Hong (77 years old, Trung Chanh commune, Hoc Mon) has been restless and always blames herself for not converting her family's agricultural land to residential land sooner to build a house for her children.
"My agricultural land is located in a residential area, so it is eligible to be converted to residential land. If I had converted it earlier, it would have cost me only about 50-70 million VND, but now if I want to convert it, I have to accept a fee that is 10 times higher, up to more than 500 million VND. This amount is too much for my family," said Ms. Hong.
According to Lao Dong Newspaper reporters, currently in Hoc Mon district, Binh Chanh district, Nha Be district,... there are many agricultural land plots interspersed in residential areas. In these areas, according to the previous land price list, there were areas with prices of just over 1 million VND/m2, but now they have increased to tens of millions of VND/m2, so the conversion fee to residential land has also increased dozens of times.
For investors or businesses, this conversion fee can be "bearable", but for many households who need to convert to residential land to build houses, it is beyond their ability to pay.
