Mao Dien Commune People's Committee (Hai Phong City) has just issued a notice of land acquisition to implement the Mao Dien New Residential Area (Zone A) construction investment project, the implementation location is Mao Dien commune.
According to the notice, the total land area expected to be recovered is 169,292.9 m2 (more than 16.9 ha), belonging to Hoang Hoa and Mau Tai villages.
The recovered area includes many types of land, including 85,600.6 m2 of specialized rice land, 29,234.9 m2 of traffic land, 10,748.1 m2 of irrigation land, 28,454.9 m2 of perennial crop land combined with aquaculture, 11,274.6 m2 of non-agricultural production facilities, along with commercial service land, cemeteries, aquaculture land and energy works land.
The recovered area is located in the fields of Mang, Chiem, Lo Bai, Duong Ma, Ma Ca, Ma Rua, Tay Lo Gach, Dong Lo Gach and Tay Phan Tram according to the extract of the cadastral map confirmed by the Hai Phong City Land Registration Office on April 21, 2026. Information about the area and land users will be accurately determined during the inventory and compensation plan.
According to Mao Dien Commune People's Committee, the land recovery is to implement the Mao Dien New Residential Area (Zone A) Construction Investment Project. The expected land recovery time is at least 60 days for agricultural land and 120 days for non-agricultural land from the date of sending the land recovery notice.
In case land users agree to recover before the deadline, functional agencies will accelerate the work of inventorying, preparing and approving compensation and support plans.
The plan for investigation, survey, measurement and inventory is expected to start from July 20, 2026. Compensation and support work is expected to be completed in December 2026, and resettlement arrangement will be implemented according to current regulations.
Mao Dien Commune People's Committee said that the land acquisition notice has been sent to related households and posted at the commune People's Committee headquarters, Hoang Hoa and Mau Tai village cultural houses throughout the project implementation period.
The locality also requires land users whose land is recovered to coordinate with functional agencies in the process of investigation, survey, measurement, inventory and compensation plan. In case of non-compliance after being mobilized and persuaded according to regulations, the Commune People's Committee will carry out mandatory inventory and may enforce it according to the provisions of the 2024 Land Law.
