According to Ms. Loan, she urgently needs to sell the house in alley 759, Huong Lo 2 Street, Binh Tri Dong A Ward, Binh Tan District for 4 billion VND, but until now no one has asked.
"Previously, the broker also brought a few people to see the house, but after seeing it, they were all silent even though I said I would give them a discount for those with good intentions. When I asked the broker why the customers didn't buy, they said they were worried about the new tax rate. Since then, a month has passed and no customers have called and the broker has not been able to bring any customers to see the house," said Ms. Loan.
In the same "situation" as Ms. Loan, Mr. Nguyen Anh Tuan also urgently needs to sell his house, on Street 14, Binh Hung Hoa A Ward, Binh Tan District to pay off his bank loan. However, for more than a month, no customer has come to see the house, even though Mr. Tuan has consigned it to many brokers and posted it on many real estate sites.
"The house I am selling is on the internal road, including 1 ground floor, 3 floors, and a terrace, with a price of 9.5 billion VND. If the buyer is interested in buying, I am willing to reduce the price by 500 million VND. This house was previously offered 9.5 billion VND, but I did not sell it because at that time the bank loan was not under much pressure. Now this loan is about to mature, so I have to accept selling at a loss to have money to pay the bank, otherwise I will have to pay interest if it is overdue" - Mr. Tuan said.
Taking us to see some townhouses with selling prices from 3 to 4 billion VND in Binh Tan District, District 12, Hoc Mon District,... Mr. Nguyen Van Manh, a townhouse broker, said that the market is quiet so it is possible to negotiate with the homeowner for a better discount.
"In previous years, starting from November, the buying and selling of townhouses with real demand for housing was always bustling, because customers wanted a new house to celebrate Tet, while sellers needed money to cover the end of the year. Meanwhile, this year, this housing segment is difficult to sell, the main reason is that buyers are worried about the new real estate transfer tax," said Mr. Tuan.
The director of a real estate company in Tan Binh District, Ho Chi Minh City, said that usually at the end of the year, real estate with real demand has good liquidity. However, this year, this type of real estate has become quiet and has low liquidity compared to the same period in 2023.
"From the beginning of November to November 26, the company only had 2 successful townhouse transactions, while at the same time last year, the company had 12 successful transactions. The whole company with more than 60 sales staff only sold 2 townhouses in the last month of the year, which is too low compared to previous years" - this director said.
