With its location adjacent to this vital route, Binh Minh Bay 1 will benefit greatly from two huge sources of consumer demand.

The "must go" route when coming to Vinhomes Global Gate Ha Long

Any successful commercial avenue in the world follows a core principle. That is to become a vital connecting route between customer flows and the most attractive destinations in the region.

Meaning, almost all visitors to Vinhomes Global Gate Ha Long will set foot on Apollo Avenue.

The second demand will come from the University Village at the Global Knowledge Park. Unlike cyclical tourism, the University Village creates a stable and repeated monthly consumer demand.

According to Q&Me's report, on average, each student spends more than 6.4 million VND/month on accommodation, dining, shopping and entertainment needs. With a scale of 30,000 students at 7 universities, this demand will activate a consumption flow of at least about 180 billion VND/month.

The actual number is forecast to be much larger because students at the University Village belong to the group of young and internationalized knowledge, with high consumption demand. Not to mention the consumption demand from thousands of lecturers, experts, researchers and the large startup community.

Looking at the world, commercial and service activities at Curtin University (Australia) contribute about 46.2 million USD/year to the local economy. With real estate near the school, the occupancy rate always reaches over 90% even though the prices here are higher than the general level.

Double profit investors at Binh Minh Bay 1

Located directly adjacent to Apollo Avenue, Binh Minh Bay Area 1 is owning the most expensive business location Vinhomes Global Gate Ha Long. To maximize this huge visitor flow into actual revenue, resort townhouses here have been designed to suit each different business model.

50 m2 apartments will be ideal areas for exploiting homestay or compact serviced apartments. 60 m2 apartments are suitable for restaurant, cafe, mini bar business... The 70 m2 apartment line is the optimal space for boutique hotel design. Notably, the products all have a wide frontage of 5-6 m, a great advantage in brand recognition, display and service exploitation.

Apollo Avenue is expected to be completed in the fourth quarter of this year. Meanwhile, VinWonders Park is expected to "launch" at the end of 2027. Most importantly, the Hanoi - Quang Ninh high-speed railway line is also expected to officially go into operation from the end of 2028.

From a financial perspective, the products at Binh Minh Bay 1 not only create exploitation cash flow but also have value as a credit security asset. When real estate value increases according to infrastructure progress, the owner's access to bank capital is also expanded. This helps investors restructure capital flows, easily using financial leverage to expand business operations.

According to a representative of QTC Land, about 50% of customers at Binh Minh Bay 1 have identified a strategy of exploiting cash flow instead of passively holding, clearly reflecting the shifting trend of investors in the new phase of the real estate market.

In the context of a strong market differentiation, only products that bring real value and sustainable cash flow are strong enough to stand firm," emphasized the Project Director of QTC Land.

With its location adjacent to the central commercial axis, directly connecting two major demand sources, including tourism and knowledge, and a clear infrastructure roadmap, Binh Minh Bay 1 is forming a typical structure of a commercial asset capable of generating multi-layered cash flow.

On June 13, Vinhomes Global Gate Ha Long Sales Office will officially open the project table.
