According to Lao Dong reporters, many apartments in Nam Tu Liem district (Hanoi) have recently been advertised by many owners at expensive prices.

For example, My Dinh Plaza apartment (Nam Tu Liem district, Hanoi) with an area of about 84m2 is being offered by its owner for 5.7 billion VND/unit.

According to the owner, the apartment is designed with 2 spacious bedrooms, if the customer is willing to buy immediately, the owner will reduce about 100 million VND, transfer the name quickly after signing the sales contract.

Also in this project, a 100m2 apartment with a 3-bedroom design is being advertised for 6 billion VND/apartment, including furniture and interior.

At the FLC Complex apartment project (Pham Hung street, Nam Tu Liem district), the apartment type of over 50m2 is still priced from 3.99.4 billion VND. The apartment type of over 70m2 still has an offering price of 5.2-5.5 billion VND at the end of 2024.

Also in Nam Tu Liem district, 2-bedroom, 2-bathroom apartments in the Golden Palace apartment project (Me Tri ward, Nam Tu Liem district) are still maintaining the asking price from the end of 2024 at 4.6-4.7 billion VND/unit.

Referring to this content, Ms. Nguyen Hoai An - Senior Director of Hanoi Branch of CBRE Vietnam - commented that the supply of apartments in Hanoi in the first quarter of 2025 came from 7 new projects, providing the market with about 4,000 apartments.

This is a relatively modest level compared to the average opening price of 8,000 - 9,000 apartments/quarter of the previous 3 consecutive quarters, but an increase of nearly 70% over the same period last year. However, this is the largest supply of apartments opened for sale in the first quarter of the year recorded in Hanoi in the past 4 years, since 2022.

Ms. Nguyen Hoai An analyzed that after a period of rapid growth, the strong increase in apartment prices in Hanoi has somewhat slowed down in the first quarter of 2025.

For example, in the primary market, the average selling price is approximately 75 million VND/m2 (excluding VAT, maintenance fees and incentives and discounts). Although this price is already higher than the same period in 2024 by more than 30%, compared to the previous quarter, this price is only higher by 3%.

Ms. Do Thu Hang - Senior Director of Research and Consulting Department of Savills Hanoi - said that in the first quarter of 2025, suburban metropolises will "capture" new supply with a proportion of nearly 90%, concentrated in Gia Lam, Dong Anh districts and Nam Tu Liem district (Hanoi). The primary apartment selling price in the quarter fluctuated around 79 million VND/m2.

Savills experts also note that the product structure in the real estate market is still shifting, the affordable apartment segment is scarce.

Accordingly, half of the primary apartment transactions in the first quarter of 2025 were priced at 2-4 billion VND/unit, the rest were over 4 billion VND, the market had no primary apartments under 2 billion VND/unit.
