Tam Dao land price is as expensive as Hanoi center?

Although social networks constantly post information about land prices at the top of Tam Dao mountain being as expensive as the center of Hanoi, it is not easy to buy with money, but the reality is completely different.
The segment with the most money is plots of land with an area of over 1,000 square meters, located in prime locations but the price does not exceed 100 billion VND.
For example, a plot of land of 1,190m2 (frontage 54m, depth 28m) in residential group No. 1, Tam Dao town is for sale for 89 billion VND (75 million/m2); 1,226 m2 plot of land, wide frontage, view on the top of the mountain, 45m of main road surface is for sale for 90 billion VND (73.5 million VND/m2).
Or a 1,379m2 plot of land near Cau May tourist area is for sale for 95 billion VND (69 million/m2).
Thao - Tam Dao real estate broker said: Customers mainly buy land in village 1, Tam Dao town (from the central square area to the bridge separating the up and down roads). This area is commercial and service land, allowed to build hotels and high-rise buildings. The transaction price of long-term commercial and service land in the central area ranges from 60 - 80 million VND/m2, while 50-year commercial and service land is cheaper at about 40 - 60 million VND/m2.
In village 2 at the foot of the mountain, there is mainly residential land, garden land and forest land. This area cannot build a hotel, so customers mainly buy to build houses or make Homestays. Plots of land with an area of several hundred square meters here are being traded for 38 - 48 million VND/m2.
"Because many people do not research carefully and see that land in Tam Dao has many types and complexity, they are afraid of forest land or land for perennial crops that cannot be built, so they hesitate to invest," Thao said.
Be careful with the law
Another broker named Dung took us to see the real land plots on the top of Tam Dao mountain that have been attracting many investors' attention recently.
Accordingly, a piece of land with an area of 280m2 located in the center of town, 150m from Tam Dao park, 200m from the Cathedral is for sale for 81 million VND/m2.
A 440m2 piece of land located on the top of the mountain, with a panoramic view of the "town in the mist" is for sale for 65 million VND/m2.
The land with an area of 357 m2 right in the center of Tam Dao town is for sale by the owner for 16.8 billion VND.
Two other plots of land, 233m2 and 388m2, with wide frontages, located in the center of town, around many hotels are for sale at the same price of 70 million VND/m2.
With the same price of about 16 - 17 billion VND, the broker took us to see the 357m2 plot of land near Gio Tam Dao, Silver Waterfall and Hotel de l'Amor Tam Dao.
“This piece of land is commercial and service land for 50 years, so the selling price is just over 47 million VND/m2. With this price and area, many wealthy owners want to buy it to build a garden or resort. You invest at this time, the price is good and has the potential to make a profit," Dung said.
Continuing to survey land in village 2 at the foot of Tam Dao mountain, plots of land from 200 - 700m2 are for sale at prices from 35 - 45 million VND/m2. Some plots of land planted with perennial trees, which have separate books, are also for sale at a price of about 17 million VND/m2.
"The 130m2 piece of land without a house at the beginning of the year was listed for sale at 32 million VND/m2 and has now increased to 39 million VND/m2. Or the 250m2 piece of land, with an old house outside of town, was traded for 29 million VND last year. /m2 is currently being resold for 38 million VND/m2. Some other plots of land are cheaper, but because the actual area and shape are different from those on the red book, transactions are difficult," the broker added.
Tam Dao town only has an area of 2.15km2 and is located at high altitude so there is not much land for construction. Therefore, real estate on top of the mountain is considered rare.
2016 and 2021 are two times when land fever causes prices to increase. However, currently, the prices of commercial and service land plots with red books have "cooled down" and many investors are looking to buy them, serving real demand.
Faced with the news that the real estate market on the top of the mountain is of concern, the leaders of the People's Committee of Tam Dao district advised people to carefully study the legality of land plots because there are areas in the planning area or locations that are not allowed. Permission to build hotels and high-rise buildings.
