According to Lao Dong reporters in recent days, the demand for knowledge of the land and service land segments has tended to increase sharply compared to 2024.
However, the number of successful transactions in the service land segment is still small, even many owners and brokers have signs of pushing prices higher than the real value.
Mr. Nguyen Duc Manh (39 years old, living in Hoai Duc district) said that after the Lunar New Year 2025, the number of investors interested in service land increased slightly compared to last year, but not many people have decided to spend money.
According to Mr. Manh, the price of service land here is showing signs of "virtual fever", increasing by tens of millions of VND/month. To inflate prices, some real estate brokers often post a series of articles with skyrocketing prices to attract interest, when buyers do not research carefully, they will easily fall into the price trap.
At the end of 2024, the selling price here was only around 70 - 100 million VND/m2, but is currently being advertised for sale at over 100 - 150 million VND/m2, surprising people.
Mr. Tran Van Quan (real estate broker in Hoai Duc district, Hanoi) informed that since the Lunar New Year 2025, service land prices in Van Canh commune have tended to increase by 5 - 10%, however, the successful closure of transactions is still in small drops.

Also according to Lao Dong reporter's research, many service land plots in Van Canh commune (Hoai Duc district) with large road frontages currently have an asking price increase from 130 million VND/m2 to 133 - 136 million VND/m2.
Van Canh service land in the area of 4.5 hectares, with a 11m wide road surface, the selling price also increased from 85 - 95 million VND/m2 to 88 - 97 million VND/m2.
Service land in Lai Yen commune (Hoai Duc district) also tends to increase slightly in selling price compared to the end of 2024. For lots with a road surface of 36m, land prices will increase from 90 - 95 million VND/m2 to 91.5 - 97 million VND/m2.
Mr. Vo Hong Thang - Director of consulting and project development services of DKRA Group - assessed that land and service land are still sustainable investment channels, and the attraction for investors will be very difficult to decrease.
According to Mr. Vo Hong Thang, the psychology of Vietnamese people often favor houses attached to land, land, and service land that are considered a safe channel for accumulating assets and the ability to generate high profits.
However, Mr. Thang also noted that investors who want to buy land and service land in the suburbs of Hanoi at this time need to carefully study the legality, red book, and utilities, and need to determine that this is a long-term investment, should not prioritize the use of financial leverage, should prioritize favorable locations as well as the potential of the land to make the right decision.
