Super ward land price in Lang Son highest at nearly 59 million VND/m2

Lang Son - Dong Kinh Ward leads the entire urban area in residential land prices, with many core streets being identified as the highest level of nearly 59 million VND/m2.

According to the residential land price list in Dong Kinh urban area, Lang Son issued together with Resolution No. 48/2025/NQ-HDND dated December 10, 2025 of the People's Council of Lang Son province, the land price is detailed according to each route, each section and divided according to 4 locations (VT1 to VT4).

Central roads with high business density and complete infrastructure continue to play a price-fixing role for the entire ward.

Specifically, Tran Dang Ninh street (section north of Ky Cung bridge - Tam Thanh street) and Le Loi street (section from Tran Dang Ninh to Bac Son) are determined to have residential land prices at position 1 of 58.8 million VND/m2, which is the highest level in the entire residential land price list of Dong Kinh ward.

Next is a series of core streets such as Ly Thuong Kiet, 17 Thang 10, Ba Trieu (some sections), Nguyen Tri Phuong, Bac Son, with land prices at location 1 ranging from 41-51 million VND/m2.

However, even on the same street, land prices may decrease sharply when gradually retreating to inner locations.

Specifically, on Tran Dang Ninh street, the land price of VT1 is 58.8 million VND/m2, but VT4 is only 11.76 million VND/m2.

Similarly, many routes such as Le Loi, Ly Thuong Kiet, Ba Trieu all recorded a reduction of 50-80% between frontage locations and deep locations in alleys and alleys.

In the opposite direction, suburban roads, resettlement areas, new residential areas or areas with unsynchronized infrastructure recorded significantly lower prices.

Some routes such as provincial road 238, Yen Thanh - Keo Khoac road, Na Lai road, Ban Bam, Yen Thuy, Yen Thuong... only fluctuate from 490,000-1.8 million VND/m2 at location 1.

For the remaining areas, land prices are commonly determined from 490,000-1.1 million VND/m2, depending on each residential block.

With the position of a "super ward", where administrative headquarters, commercial centers, markets, schools and large urban projects are concentrated, the detailed determination and clear differentiation of land prices in Dong Kinh is expected to create space to attract investment and develop urban areas in a sustainable direction.
