Low-rise house prices simultaneously decrease

Low-rise house prices have been adjusted down in Q2/2026, in which private houses and villas are the two segments with the strongest decreases.

After a long period of price increases, the low-rise housing segment has begun to record clear adjustment signals in both price and liquidity levels. This development reflects the cautious psychology of buyers in the context that financial costs are still high.

Batdongsan. com. vn's market report for the first 6 months of the year shows that in Q2/2026, the asking prices for many types of housing decreased compared to the previous quarter. In which, townhouses decreased by 3%, from 214 million VND/m2 to 202 million VND/m2; private houses decreased by 6%, from 139 million VND/m2 to 130 million VND/m2; villas also decreased by 6%, from 153 million VND/m2 to 148 million VND/m2. Land plots decreased slightly by 2%, from 41 million VND/m2 to about 40 million VND/m2, while apartment prices remained unchanged at an average level of about 70 million VND/m2.

Trading diễn biến between segments also has differentiation. According to a brokerage survey by Batdongsan. com. vn in Q2/2026, apartments are the most positive segment when 17% of brokers recorded growth in transactions and 17% assessed stable transactions, while only 18% said transactions decreased sharply.

In the opposite direction, land plots are the segment facing the greatest pressure with 42% of brokers predicting a sharp decrease in transactions. Next is villas with 36%, while townhouses and private houses are at 27%. This shows that market demand is still more focused on the apartment segment, while high-value real estate types continue to face liquidity difficulties.

Data from CBRE also reflects the slowdown trend of the low-rise housing segment. In the second quarter of 2026, the entire market only consumed more than 660 low-rise houses, down about 30% compared to the first quarter and 74% lower than the same period last year.

According to CBRE, the level of home loan interest rates maintained at a high level since the beginning of the year has significantly affected customers' decisions. Many homebuyers as well as investors choose to postpone real estate purchase plans, waiting for loan costs to fall to a level more suitable for their financial capacity. In addition, real estate prices have been anchored at high levels for many consecutive years, also making buyers more cautious in the decision-making process.

After many consecutive quarters of increase, the price level of low-rise houses in Hanoi has also shown a trend of adjustment. In the primary market, the average selling price in Q2/2026 reached about 209 million VND/m2 of land (excluding VAT, maintenance fees and before discount), down about 9% compared to the previous quarter as well as the same period last year.

In the transfer market, villas and townhouses at the end of Q2 were traded around 195 million VND/m2 of land, down about 3% compared to the previous quarter and only slightly up about 2% compared to the same period last year. Financial cost pressure also caused many owners to change their sales strategies when choosing to temporarily withdraw products from the market or adjust profit expectations instead of selling them in the context that liquidity has not improved significantly.

However, CBRE still maintains a positive view on the long-term prospects of the market. This unit forecasts that in 2026, Hanoi will have about 6,000 new land-attached real estate units for sale. In the following years, the supply is expected to continue to increase as many large urban areas enter the implementation and completion phase.

According to Ms. Nguyen Hoai An, Senior Director of CBRE Hanoi Branch, although transactions are slowing down, the development foundation of the Capital's housing market is still being strengthened thanks to planning and infrastructure investment. The Capital's planning to 2045 orients the expansion of urban space to the East, West and the North Red River area. Along with that, the simultaneous start of construction of 5 urban railway lines, with the basic goal of completion by 2030, is expected to improve the connectivity between the center and new development areas.

CBRE experts believe that when infrastructure is completed, the urban development model associated with public transport (TOD) will have conditions to expand, thereby creating more new types of housing and gradually changing the trend of choosing a place to live and invest for people in the coming period.
