For example, the price of a house in an alley on Dao Tan Street (Giang Vo Ward) with an area of 50m2 is being advertised by the owner for 13.9 billion VND, equivalent to more than 278 million VND/m2; Another house with a smaller area, about 45m2 located deep in the alley, is being advertised for sale at 20 billion VND, equivalent to 444 million VND/m2.
Meanwhile, according to Decision 71/2024/QD-UBND of the Hanoi People's Committee on the land price list applicable until December 31, 2025, it shows a significant gap. The land price on Dao Tan street only fluctuates at 79-236 million VND/m2, depending on the location.
On Cau Giay Street (Cau Giay Ward), a house in an alley, a car can park at the door with an area of 35m2 is being advertised for sale at 9.5 billion VND, equivalent to 271 million VND/m2. Many houses in alleys here are being advertised for sale at around 179-300 million VND/m2.
According to the current land price list, the land price in the Cau Giay street area only ranges from 63-180 million VND/m2.
Notably, in the Hanoi Old Quarter, a 32m2 house on Hang Bong Street (Hoan Kiem Ward) is being advertised for sale at 20.8 billion VND, equivalent to about 650 million VND/m2. Many houses in alleys in neighboring areas also fluctuate in the price range from 500-950 million VND/m2.
Meanwhile, the current land price list shows that the land price in Hang Bong area only ranges from 139-464 million VND/m2; The land price in Hang Trong in some locations ranges from 124-408 million VND/m2.
The fact that market prices are "far exceeding" the current land price list many times is a reality that not only happens in Hanoi but also continues in large cities such as Da Nang and Ho Chi Minh City.
The increasingly large difference makes people need to be reserved because with the same amount of money, they can consider looking for areas far from the center but with synchronous infrastructure and utilities.
Real estate liquidity in Hanoi has decreased, even stagnating because the price is already too high, and real buyers cannot afford to pay.

Comparing data on selling houses in alleys in central wards of Hanoi from the beginning of 2025 from the website Batdongsan.com.vn, it shows that house prices in alleys have increased by an average of 10-15%, and in some places have even increased by about 20-30% and there is no sign of stopping.
Meanwhile, infrastructure, fire protection access and amenities in alleys have remained almost unchanged.
