Hanoi - According to statistics from Batdongsan.com.vn, the amount of land transactions in areas where Ring Road 4 passes through such as Soc Son and Me Linh districts... is increasing by 10-20%.

Statistics from the website Batdongsan.com.vn recently showed that in Hanoi, the number of investors looking for land in the fourth quarter of 2024 along the Ring Road 4 Project is increasing by about 30% compared to previous quarters.

In areas with Ring Road 4 passing through such as Soc Son, Me Linh, Thanh Oai, Dan Phuong districts, depending on the area, the transaction volume increased from 10 - 20% compared to the months of the third quarter of 2024.

According to this website, in the period 2018-2022 alone, residential land is the type of real estate with the strongest price fluctuations in Ha Dong district, Hanoi, reaching an average of up to 25%/year.

Many real estate experts predict that real estate prices will increase after 2025. In particular, the land segment will be the most affected type because it is also affected by the regulation prohibiting the subdivision and sale of land in 105 cities and towns.

Similarly, Mr. Nguyen Van Dinh - Vice President of Vietnam Real Estate Association - said that 2025 will start a new cycle for both the economy and the real estate market.

Ms. Trang Bui - General Director of Cushman & Wakefield - analyzed that the land segment is often very sensitive to market information, policies, and planning of new traffic routes. When this information appears, the land market in the suburbs of Hanoi is immediately increased in price, easily leading to a virtual fever.

Experts recommend that people who want to buy land at this time should be cautious, should not invest with the crowd, and should consider carefully when investing in products during price fever, lacking real use value.
