Mr. Nguyen Van Hung (born in 1980, living on Dinh Cong Street, Hoang Mai District, Hanoi) said that due to rushing to buy a house in the alley at the end of 2022, his family wants to sell it quickly to buy an apartment.
According to Mr. Hung, the 35m2, 3-storey house is for sale at 3.1 billion VND. Although located in the center of Hanoi, finding customers who want to buy a house in the alley at this time is not easy.
"Because of the rush to close the deal, my family did not foresee the risks of fire and explosion, and the inconvenience of moving around when the alley is too narrow, people have to give way to each other. The price I am offering is 3.1 billion VND, which has been reduced and supported for the buyer by about 100 million VND because of the above inconveniences," said Mr. Hung.
Similarly, Ms. Le Thi Xuan (living in Thuong Dinh ward, Thanh Xuan district, Hanoi) also posted an ad to sell a 2-storey house deep in an alley for 3 billion VND.
Ms. Xuan shared that the house is located deep in the alley, nearly 1km from the main road, so moving and parking are very inconvenient. Her family is willing to reduce the price for anyone who is interested in buying the house this month. At the same time, she will also transfer some valuable basic furniture such as beds, wardrobes, tables, chairs, and kitchen equipment.
However, according to Lao Dong reporter's research, although the selling price is willing to be reduced sharply by the homeowner, there is still no specific data on the actual transaction volume of the alley house segment in the central districts of Hanoi.
Talking to Lao Dong reporter, Mr. Tran Hoang (real estate broker in Hanoi) analyzed that the increasing demand for housing in big cities such as Hanoi and Ho Chi Minh City has caused the segment of street-front houses, apartments, especially houses in alleys to continuously receive attention recently.
Mr. Tran Hoang added that, in terms of price, the segment of houses in alleys in Hanoi will depend on many criteria and factors such as surrounding location, alley width, amenities, security... The more convenient the location, the higher the price, even in alleys, the price of houses here is equal to that of luxury apartments.
Regarding the residential housing segment, Mr. Do Ngoc Thang - Regional Sales Director of the OneHousing real estate market analysis ecosystem - commented that the residential real estate segment in the inner city of Hanoi has not been affected much by market trends of increase or decrease in recent times.
Mr. Do Ngoc Thang analyzed that currently until the end of 2024 is the time when residential real estate transactions in Hanoi will be the most active, which is also in line with practice.
