According to market data for the first quarter of 2025 from Batdongsan.com.vn, despite the high price, the level of interest in Hanoi townhouses in the buying and selling market is gradually heating up.
Notably, according to this website, the selling price of street-front houses in Hanoi is showing signs of a sharp increase. In the first quarter of 2025, if compared to the first quarter of 2023, the price of townhouses in Hanoi has increased by 30%, from an average selling price of 337 million VND/m2 to 437 million VND/m2.
An actual survey by Batdongsan.com.vn recorded the upward trend in selling prices of this segment. These are all townhouses with frontages, used for trading and business on the central streets of Hanoi.
For example, many houses on Nguyen Cong Hoan Street (Ba Dinh District) are currently priced from 430-520 million VND/m2, an increase of 15% over the same period last year. Also in Ba Dinh district, townhouses on Cao Ba Quat street, the selling price increased from 240 - 320 million VND/m2 to 280 - 370 million VND/m2, reaching an increase of about 12-15%.
In the same time period, houses on Ngoc Ha street also increased in price from 310-540 million VND/m2 to 360 - 620 million VND/m2. Street-front houses in Kim Ma have increased in price from 400 - 680 million VND/m2 to 440 - 730 million VND/m2.
In Dong Da district (Hanoi), townhouse prices have also established a new price level. In about a year, Hoang Cau street-front houses have increased in price from 380 - 470 million VND/m2 to 425 - 516 million VND/m2. Yen Lang street-front houses increased in price from 330 - 490 million VND/m2 to 370 - 560 million VND/m2.
The increase ranging from 10 - 15% over the course of a year was also recorded at Cau Giay District townhouses. In Duy Tan Street, depending on the location and area, townhouse prices have increased from 230 - 520 million VND/m2 to an average of 265 - 580 million VND/m2.
Hoang Quoc Viet street-front houses also increased in price from 380 - 550 million VND/m2 to 420 - 600 million VND/m2. Nguyen Van Huyen Street Street also established a new site, from 365 - 570 million VND/m2 to 400 - 620 million VND/m2.

Ms. Nguyen Thi Ha (40 years old, living in Cau Giay district, Hanoi) said that townhouses on central streets of the capital are often more popular than other segments of the market such as private houses in alleys and apartments because of their high prices, the total selling price can be up to tens of billions of VND/unit.
Referring to this content, Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that townhouses or real estate with commercial value in the central area of the capital often have expensive prices but are always of interest and demand to investors.
Mr. Nguyen Huy Hoang (a long-time real estate investor in Hanoi) commented that many owners of townhouses in central districts of Hanoi have recently been offering high prices due to expectations.
However, investors need to research carefully before putting down money, because the transaction price may be much lower than the price offered by the homeowner.
Mr. Nguyen Huy Hoang further analyzed that the townhouse segment, especially on prime streets in central districts of Hanoi such as Hoan Kiem, Dong Da, Hai Ba Trung, Thanh Xuan... is forecast to continue to increase due to no additional supply, convenient transportation, and located in the inner city center.
