The real estate market is facing many difficulties such as unreasonable housing product structure, lack of low-cost housing, affordable housing. In addition, the market is also under great pressure from changes in legal policies, financial costs and difficulties in accessing capital sources.
A healthy real estate market can help real estate businesses develop sustainably, helping people access housing at reasonable prices. This also helps low-income people have a home in spacious and tidy social housing areas and those who cannot afford to buy a house can still live peacefully and happily in rented houses.
However, according to Mr. Le Hoang Chau - Chairman of the Ho Chi Minh City Real Estate Association, the real estate market currently has an unreasonable housing structure, lacking low-cost and affordable housing.
In Ho Chi Minh City alone, from 2021 to now, the housing segment with a selling price of less than 3 billion VND has been completely absent from the market. As for social housing, there are only about 12,000 units to date. The market is in an inverted pyramid state, leading to unstable and unsustainable development.
Meanwhile, sharing at the recent forum "For the real estate market to return to health and development", economic expert, Associate Professor, Dr. Dinh Trong Thinh said that due to the huge demand for buying houses while the supply is low, the market power is in the hands of sellers.
Therefore, for the real estate market to develop sustainably and healthily, the important issue is to increase supply, especially social housing.
"The government needs to change its approach and have an effective management mechanism to develop social housing" - Associate Professor, Dr. Dinh Trong Thinh shared.
Also at this forum, emphasizing the role of state management in the orientation of real estate market development, Mr. Vuong Duy Dung - Deputy Director of the Department of Housing and Real Estate Market Management (Ministry of Construction) - stated that the real estate market has many characteristics, many parameters, and is related to many fields.
Developing a project can take decades. Therefore, it requires activeness, perseverance, and synchronous solutions from all levels, sectors, and market participants.
Sharing about this issue, Dr. Nguyen Van Khoi - Chairman of Vietnam Real Estate Association, former Vice Chairman of Hanoi People's Committee - stated that the problem of rising prices has reduced buyers' ability to access housing, especially in the income-appropriate housing segment.
On the other hand, market data analysis shows that there is land speculation, pushing up housing prices and creating a lack of transparency in real estate transactions. This requires local authorities to have methods to regulate the market, manage and closely monitor.
According to Deputy Minister of Natural Resources and Environment Nguyen Thi Phuong Hoa, in the recent past, the Ministry has been coordinating with relevant agencies to submit to the National Assembly for consideration and approval of a Resolution on piloting the implementation of commercial housing projects through agreements on receiving land use rights or having land use rights that are not residential land.
If passed by the National Assembly at this 8th Session, the resolution will continue to contribute to unlocking land resources for real estate market development.
