Mr. Nguyen Van Minh (49 years old) said that because he had no need to use it, his family posted an advertisement to sell a private house in an alley in Lang Thuong ward, Dong Da district for 4.55 billion VND. The house has an area of 27 square meters, equivalent to more than 168 million VND/square meter.
"Residential land with a price range of 3-5 billion VND is being sought by many people at the end of the year because it is suitable for their income and finances. This house is located in an alley, three-wheeled vehicles can enter and exit. The house is 40m from the street, has its own red book, the owner is ready to negotiate" - Mr. Minh said.
Similarly, a Facebook account named Trinh Tam Vy is also selling a private house on Ton Duc Thang Street (Dong Da District) with an area of 35 square meters, asking price of 5.8 billion VND. According to this account owner, many houses in the alley here are being offered for prices ranging from 80-150 million VND/square meter, depending on location.

In fact, prices of private houses and apartments in central districts of Hanoi have been continuously high in recent times, real estate transactions under 4 billion VND are often concentrated in outlying districts.
Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - mentioned that in terms of market nature, there are not many houses in alleys. The reason why many people are looking to buy recently is because this segment has many factors that are more convenient than apartments, suitable for budgets, and has long-term profit potential.
Experts say that some buyers prefer ground-level houses over apartments, accepting to buy houses in narrow alleys and having to park their cars outside every month in exchange for other benefits such as being close to work and convenient schooling for their children.
Notably, in the context of limited supply, the price of primary apartments in Hanoi is high, newly opened projects are all priced in the high-end segment, so the segment of private houses in alleys with an area of 30-40m2, priced at 3-5 billion VND/unit in the inner city is attracting the attention of many people.
Compared to the gloomy situation of the real estate market in previous years, near the Lunar New Year 2025, the real estate market in Hanoi is very vibrant, especially the segment of individual houses located in alleys, apartments, and suburban land.
