"Many houses in the alley on Khuong Trung street have an area of 40 square meters, 5 floors, although they are in a degraded condition, with moldy walls, are still being sold for nearly 7.1 billion VND, equivalent to 178 million VND/square meter" - Ms. Nguyet said.
Similarly, Mr. Tran Hoang (33 years old, working in Hanoi) also said that although he wanted to buy houses and land in alleys, for more than a year now, this segment has been increasing rapidly. In recent months, Mr. Hoang has also gone to see many houses in alleys in Dong Da and Thanh Xuan districts but had to leave quickly because the selling price was not cheap, exceeding 100-150 million VND/m2.
Many real estate experts say that as the year draws to a close, the demand for buying houses in alleys in Hanoi increases sharply compared to other times of the year. Accordingly, the number of customers looking to buy private houses has increased by 40-50% compared to the previous quarter.
Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - commented that in the condition of limited supply, the price of primary apartments in Hanoi is high, newly opened projects are all priced in the high-end segment, so a private house in an alley with an area of 30-40m2, priced at 3-5 billion VND is attracting attention.
Compared to the gloomy situation of the real estate market in previous years, at the time near Lunar New Year 2025, the real estate market in Hanoi is still quite vibrant, especially the segment of individual houses located in alleys.
