Many experts believe that based on the positive macroeconomic outlook and forecasts of increased new supply after completing legal procedures, the residential real estate industry is expected to have stronger growth in 2025.
Meanwhile, the Vietnam Association of Realtors (VARS) believes that in 2025, the market will continue to boldly enter a new cycle, despite some remaining difficulties and obstacles.
The heat of the market will gradually spread more evenly between regions. In which, the Northern region will continue to be hot, the Southern region will show clear signs of increasing heat.
With such positive trends, the search and buying and selling activities have started to become more active since the beginning of the new year. Accordingly, real estate brokers have started posting information about their products to attract customers.
Ms. Nguyen Thi Thu Lien (38 years old, Cau Giay, Hanoi) said that during Tet, she contacted brokers to learn about some projects to invest in. However, because the price is still high, in addition to the limited supply, she has not been able to close the deal.
“On the first day of work, the brokers called to congratulate and offer some products in a new project in the East of Hanoi. They offered many preferential policies from the investor, bank, selling price…” – Ms. Lien confided.
Sharing with reporters, Mr. Vo Manh Ha (29 years old, a land broker in Thach That district, Hanoi) said that he has started to return to work in recent days. Customers who contacted him before Tet are now ready to call and reschedule with them.
“Although I don’t know if they are ready to see the land yet, I still make an appointment in advance so that customers have time to prepare. I also have a plan and arrange to welcome them carefully,” said Mr. Ha.
Similarly, broker Dang Quang Tung (39 years old, in Thanh Tri district) has started to busily call customers to introduce a house with an area of 45 square meters, near Chu Van An Secondary School (Tu Hiep, Thanh Tri).
According to Tung's introduction, the house is about 10 meters from the car-avoiding road, right next to the lake, near the district's administrative center, full of amenities, but the price is 5.8 billion VND, a decrease of nearly 200 million compared to before Tet.
“If you decide to buy, I will take you to see the house at any time and negotiate directly with the homeowner. We will support you to ask the homeowner to reduce the price because after Tet, they also need money to pay off the bank,” broker Tung shared.
Research by PV on real estate sales websites shows that the amount of information posted is increasing and very diverse, from alley houses, apartments, shophouses, townhouses, etc.
According to experts, the real estate market is expected to flourish in 2025. However, at the beginning of the new year, developments and transactions are still quite quiet.
Mr. Nguyen Huu Cuong - Chairman of Hanoi Real Estate Club - said that although at the beginning of the year many people have time to go see houses and land, it is not easy to close a deal at this time.
“At the beginning of the year, the transaction volume is still low, so many brokers will post information about ‘cutting losses’ to ‘bait’ customers, so customers and investors must also research carefully before putting down money,” Mr. Cuong advised.
