This morning (28.10), continuing the 8th session, the National Assembly discussed in the hall on the implementation of policies and laws on real estate market management and social housing development from 2015 to the end of 2023.

Speaking at the meeting, National Assembly deputy Nguyen Thi Thuy highly appreciated the removal of difficulties and promotion of a safe, healthy and sustainable development of the real estate market.

The representative of Bac Kan said that housing prices in some major cities have risen very high over the past time, especially Hanoi and Ho Chi Minh City, causing the newly recovered real estate market to show signs of instability. Voters are worried about price blowing, creating waves, disrupting market information.

Delegates stated that from the beginning of this year, real estate land prices and housing prices have continuously risen in all segments, from apartments to adjacent houses, to villas ... not only in the central areas, but the heat is spreading to the markets of urban districts and suburban districts.

“Not only the central areas, but the heat also spreads to the districts and suburban districts, especially the sudden increase in prices in apartments (both new and old apartments), doubling or even tripling compared to previous times” - Deputy Nguyen Thi Thuy analyzed.

Besides, it is also hot up the story of land auctions in some suburban districts, up to more than 100 million VND / m2, equivalent to land projects that have been invested in infrastructure and continuously set up new ground, far exceeding the income of the majority of people.

Bac Kan delegation said that speculation blowing prices, pushing prices is the main cause of high housing prices as in the past. Some investors blow prices, disrupting market information to manipulate people's psychology for profit.

The third reason is due to the psychological existence of a segment of people who buy houses and land to wait for price increases, and this practice tends to be increasingly high. The supply of housing for low-income people is seriously lacking.

From the above analysis, Deputy Nguyen Thi Thuy proposed that the Government continue to have attractive incentive policies to encourage enterprises to develop commercial housing segments suitable for the pockets of the majority of workers.

At the same time, proposing the Government to drastically direct the removal of obstacles of the current housing projects. At the same time, proposing the Government to study and deploy strong measures to control the speculation of housing and land in the past time.

With the same viewpoint, Deputy Pham Van Hoa (Dong Thap Provincial People's Committee) said that in recent years, the real estate market has developed strongly in both quantity and quality, many new urban areas have been formed, especially in Ho Chi Minh City and Hanoi City.

However, at this time, there is a land price fever, high land prices, not much demand for housing, mainly bought for speculation, lease, someone just bought it to take profits.

“The real estate market still has many inadequacies, virtual fiction, today this price tomorrow another price, very difficult to evaluate” – Deputy Pham Van Hoa stressed.

According to the delegate, in the period after the COVID-19 epidemic, the real estate market fell sharply, businesses that anchor high prices and are slow to sell are facing difficulties because most of them take credit loans.

Real estate is almost frozen, with businesses lowering the selling price to 2/3 of the original price but still few buyers, showing that people do not have high demand for high-end housing, while the demand for housing for low-income people is very necessary but not built for sale.
