The Real Estate Consumer Psychology Report for the second half of 2024 by Batdongsan.com.vn shows that the demand for real estate purchases is always present at all stages and is led by the group of customers who have families. A survey of consumers planning to buy real estate in the next 1 year showed that the demand for real estate purchases of married customers without children is up to 73%, and of married customers with children is 56%.
Notably, the top criteria for this group of customers when choosing a house are learning-related amenities (schools, experience centers, etc.) with a rate of 19-21% of the surveyed people. Followed by shopping, work, security, health, living and entertainment amenities.
Education-related amenities also have a strong impact on home buying decisions of customers around the world. Market reports in many countries show that parents are willing to pay more for real estate so that their children can easily access the best quality educational environment.
Buyers are willing to pay 26% more for homes located near primary schools and 11% more for homes near high-quality secondary schools, according to a study by the Queensland University of Technology (Australia). Properties near good schools also have a 9% higher rental price than other areas. In particular, the distance from home to school also has a big impact on property value, with each kilometer closer to school, buyers will have to pay about 4% more.
In the US, customers are willing to pay about $500 more per square meter (nearly VND13 million) for a house in areas with high-quality schools, according to real estate brokerage Redfin.
