Approving the planning of the horse racing track
Soc Son Commune People's Committee has just issued a decision approving the detailed plan at a scale of 1/500 for the multi-purpose entertainment complex - Horse racing school project in Soc Son commune, Hanoi. The planned area is about 125ha.
This decision aims to concretize the Master Plan of Hanoi Capital with a 100-year vision; adjust the general plan of Hanoi Capital to 2045, with a vision to 2065; and the planning of Soc Son urban sub-area area 3 at a scale of 1/2. 000.
The planned area has the main features and functions: regulating lake, green trees; multi-purpose entertainment complex - horse racing track (including horse racing track functions, hotels, resort tourist villas, commercial centers, conferences, green trees, water surfaces, parking lots, storage areas, care, horse training to serve training activities, competitions and organize horse racing according to project documents, warehouses, technical infrastructure...
The horse racing school land has an area of about 937.054m2, including sports land (stage, racetrack, horse service area); green land; parking lot land; technical infrastructure land...
Commercial service land has an area of about 29,979m2.
In which, the land for building tourist villas has a land area of about 9,978m2. This area will build tourist villas for rent with a height of 2-3 floors and internal traffic road land, including 3 land plots.
Hotel land with a land area of about 15,094m2 is land for building hotels for guests and staff of the racetrack to meet 3-star standards, height 1-6 floors.
Land for building a shopping center for customers when entering the stand area has an area of about 4,906m2.
The regulating lake land has an area of about 282,971m2.
Design of racetrack according to international standards
According to Soc Son Commune People's Committee, the space and landscape architecture identified as the main highlights are the stand area and the race track area.
Highlight projects such as the main stands, hotels, and welcome gates use modern architectural forms with simple blocks, colors suitable for the common space and the nature of the project, using gentle, soft colors associated with nature and the surrounding environment.
Using exterior items based on orientations: Local and environmentally friendly materials; using smart, modern and energy-saving exterior items; priority exterior items serving the community.
The horse racing track is designed according to international standards.
The shopping center is located next to the main stand, on the main traffic axis of the project, which is convenient and suitable for users.
The entrance to the project is separated into two separate traffic routes for passengers and staff with 4 centralized parking lots and 1 5-story parking lot.
The horse accommodation area, yard and technical functions are arranged centrally at the end of the wind direction, separate from entertainment and resort space, ensuring environmental sanitation, ensuring a minimum distance from the horse accommodation area to the residential area of 200m.
The system of green strips and water surfaces is arranged centrally and scattered in racetrack areas, tourist villa areas and hotels to create landscapes and regulate the climate for the area, and at the same time create barriers separating from external traffic roads.
The arrangement of the horse storage area in the planning project is determined based on dossiers, documents, explanations and commitments of the investor. The investor is responsible before the law for the nature of operation, exploitation scale, compliance with specialized legal regulations and related regulations in the project implementation process.
The hotel and tourist villa area is built with low density. The hotel building must be designed with a modern architectural form with 1 basement. The adjacent villa is arranged with green strips around, creating a separate space, noise-proof with external traffic space, and also has a view of the regulating lake, creating a relaxing and quality space for users.
