66 households in Ho Chi Minh City have their land recovered, the highest compensation price is 170 million VND/m2

Ho Chi Minh City recovers more than 22,000 m2 of land from 66 households and 1 organization on Luong Dinh Cua street, the highest expected land compensation price is about 170 million VND/m2.

Binh Trung Ward People's Committee has just publicly posted the Draft Plan for compensation, support, and resettlement when the State recovers land to implement the Luong Dinh Cua road upgrade and expansion project, the section from Tran Nao street to Nguyen Thi Dinh street.

According to the draft, the total land area expected to be recovered is more than 22,000 m2, including 7,492 m2 of residential land, 9,532 m2 of agricultural land and 4,986 m2 of traffic and canal land.

The project affects 66 households and 1 organization. Of which, 27 cases were completely cleared, 40 cases were partially cleared. There are 66 cases eligible for resettlement arrangement.

The total cost of compensation, support and resettlement is estimated at more than 1,641 billion VND.

According to the draft plan, the compensation price for residential land on Luong Dinh Cua street is highest at about 170 million VND/m2, applied to residential land position 1, adjacent to Luong Dinh Cua street.

Land in position 2, road wider than 5 m, concrete road surface, within 100 m from the inner edge of the road according to the cadastral map, has a compensation price of nearly 115 million VND/m2.

For location 3, road width from 3 - 5 m, concrete road surface, within a radius of 100 m, compensation price is more than 96 million VND/m2.

Position 4, road less than 3 m wide, concrete road surface, within a radius of 100 m, compensation price of more than 76.7 million VND/m2.

On Mai Chi Tho street, the compensation price for urban residential land in position 1, adjacent to the road, is also about 170 million VND/m2.

Meanwhile, urban residential land in position 1 adjacent to Nguyen Hoang street has a compensation price of more than 123 million VND/m2.

For agricultural land on 3 routes, the compensation level ranges from more than 10 million VND to more than 13.1 million VND/m2, depending on the location.

According to the plan, compensation, support, resettlement, land recovery and handover of the entire site are expected to be completed before November 30, 2020.

More than 22,000 m2 of land that has not been completely cleared in the past time has affected the progress of Luong Dinh Cua road expansion and some items of An Phu intersection.

The land is located within the boundaries of the An Phu Development Urban Area project. Due to prolonged compensation, the expansion of Luong Dinh Cua street has been unfinished for more than 10 years.

This site is also within the scope of the An Phu intersection project - a 3-story traffic project, with a total investment of more than 3,400 billion VND.

At the N1.2 bridge branch connecting Luong Dinh Cua street with the Ho Chi Minh City - Long Thanh expressway, piers T3 to T8 have been completed. However, the road section at the beginning of the bridge, abutment M1 and piers T1, T2 are still unable to be constructed due to site clearance issues.

According to the Ho Chi Minh City Traffic Construction Investment Project Management Board (TCIP), immediately after the site is handed over, the contractor will relocate technical infrastructure, construct branch N1.2 combined with expanding Luong Dinh Cua street.

The expected construction time is about 5 months, with the goal of completion on April 30, 2027.
