Nha Be Commune People's Committee (HCMC) has just announced a draft plan for compensation, support, and resettlement to serve the Ben Thanh - Can Gio Metro project passing through the area.
The draft is publicly posted at the headquarters of Nha Be Commune People's Committee and the Office of People's Committees of hamlets 2, 3, 5, 9, 14, 15 and 16 for people to follow and contribute opinions.
After the listing period, the local government will organize a direct dialogue with households whose land is recovered to listen to, record opinions and complete the plan according to regulations.
According to the draft, the Ben Thanh - Can Gio Metro project is expected to affect 114 cases in Nha Be commune, with a total recovered land area of about 48,038m2.
Among them, there are 36 cases of agricultural land being recovered, with a total area of about 34,818m2. Non-agricultural land, mainly residential land, has 78 cases with a total area of about 9,026m2. In addition, the area of canal land occupied is about 193m2.
The total estimated cost of compensation and support to serve the project through Nha Be commune is expected to be more than 991 billion VND.
According to the draft plan, the highest land compensation price in the project area passing through Nha Be commune on Nguyen Binh street (section from Huynh Tan Phat to Muong Chuoi bridge) is more than 61 million VND/m2.
On the internal road of Van Phat Hung Residential Area (former Phu Xuan commune), residential land position 1, 30m road boundary has an expected compensation price of more than 55.7 million VND/m2. For residential land position 1, 20m road boundary in this residential area, the expected compensation level is more than 49.8 million VND/m2.
On the internal road of the Saigon Port Construction Residential Area, land in position 1, road boundary 20m also has a compensation price of more than 49.8 million VND/m2. With a road boundary of 16m, the expected price is more than 47 million VND/m2; road boundary 12m is about 46 million VND/m2 and road boundary 10m is more than 44.6 million VND/m2.
On Huynh Tan Phat street (section from Phu Xuan bridge to Dao Tong Nguyen), residential land in position 4 with a depth of over 100m from the inner edge of the road is expected to be compensated more than 37.9 million VND/m2. For residential land without access roads, having to travel through other people's land and with a depth of over 100m, the expected compensation level is more than 31.2 million VND/m2.
On the internal road of Cotec Residential Area (former Phu Xuan commune), land in position 1, road boundary 16m has an expected compensation price of more than 35.6 million VND/m2; road boundary 12m is more than 34 million VND/m2.
For agricultural land, on Nguyen Binh road (section from Huynh Tan Phat to Muong Chuoi bridge), the internal road of Minh Long residential area (old Nha Be town) and the internal road of Van Phat Hung residential area (old Phu Xuan commune), the compensation price is also divided by land type and location.
Agricultural land for perennial crops in location 1 has an expected compensation price of more than 8.1 million VND/m2; location 2 is more than 5.8 million VND/m2.
For annual crop land and aquaculture land in location 2, the expected compensation price is more than 4.8 million VND/m2.
Ben Thanh - Can Gio Metro is about 53.8 km long, from Ben Thanh station (Park 23.9) to Can Gio Depot, passing through Ben Thanh, Khanh Hoi, Xom Chieu, Tan Thuan, Tan My wards and Nha Be, Binh Khanh, An Thoi Dong, Can Gio communes.
The project was grounded on December 19, 2025 in the BOO form, with a total investment of more than 102,000 billion VND arranged by the investor.
Specifically, the cost of compensation, support and resettlement is about 9,834 billion VND from the Ho Chi Minh City budget. The city requests to complete the handover of land before September 2, 2026.
Expected to be completed in 2028, the metro line will shorten the travel time from the center of Ho Chi Minh City to Can Gio to about 13 minutes, and at the same time create a public transport axis connecting the center with Can Gio coastal city, promoting the development of the southern area of the city.
